I just walk to JSQ. It's not that far. Bus is an option but I don't see much point if there is nice weather out. While I wouldn't consider this a selling point...getting a seat at JSQ compared to Grove is a lot easier and more likely.

I drive to GSP but you can take the bus to JSQ from Summit or to Grove from Grand. There might be other options.

One shooting downtown compared how many shootings elsewhere in the past month? Not to mention petty crime.
You can drive down Grove or Columbus versus Ocean Ave or MLK and see the status of the neighborhoods for yourself. Anyone unbiased would be able to see which the safer neighborhood, the neighborhood on the upswing, etc.

#10 you are right there was a fatal shooting in Grove street by the city hall in last month. Crime can happen anywhere.
#4 is completely wrong.

Maybe that is the hold up? Perhaps that couple bought the property hoping to turn it into an investment rental property and haven't been able to get approval from the city to change its zoning/classification into a multi-family dwelling? In any case, a quick search in Google shows this couple lives in the Bronx and they're getting married next year. Maybe they are too busy now to see this through now.

Based on the amount of electric boxes they put on the outside, I was figuring they were going for a multifamily. They might not have changed it in the tax records yet.

According to the tax record, that is a single unit home. Not a two family. I would be interested in learning more about its current situation. It is definitely a nice looking property from the outside. I would guess that the inside probably needs a ton of work and they ran out of money. It wouldn't make any sense to spend so much money on fixing the outside and then sitting on it.

That tax rate is about normal for the area. This is a new listing: http://www.trulia.com/property/315660 ... r-Pl-Jersey-City-NJ-07304 Taxes are under $5k. Or this recent sale: http://www.trulia.com/homes/New_Jerse ... r-Pl-Jersey-City-NJ-07304 Taxes are about $3500.

Can't say I know exactly what's going on. They did a ton of rehab work and it looks gorgeous from the outside. I don't really worry about the red poster. That only means the person has had no one living inside for a minimum of 6 months (though, we both know it's been far longer). If you pay the city a certain amount of money, JC puts up the red poster and then monitors and maintains the property. I remember when the poster had notations and now it is just flat red. I don't know why the person is sitting on it, but the home was built to accommodate two families.

Hey, Monroe. My recollection, from a few years ago, is that someone bought the property and started to renovate it. When the work came to an abrupt stop, I assumed that they ran out of money, or couldn't borrow any, when the economy tanked. Looking at the tax record information online, it seems like that bears out. The property was bought in 2006. Also, I gotta say, it is a steal! That entire brownstone is paying under $3,700.

Pebble, do you know the skinny on the townhouse at the end of Park on Communipaw? It looks like it was rehabbed, but has the dreaded red X poster plastered on it.

Personally, I think the east end of Prescott, the area where the guy was shot, kind of sucks. However, that is mostly due to the paucity of good housing stock. If you go to the other end, the dead end, there are several old brick homes that are quite nice. Park is a very nice looking street with a ton of potential.
I like nadir's enthusiasm for the area in which I live, but I wouldn't call it "better" than Downtown. I have never felt unsafe walking around. I've gone into places on Monticello to pick up odds and ends here and there. The issue that Bergen Hill has revolves around amenities. The housing stock is great and I don't think anyone would deny it. However, I'm often walking down Grand to go to the places I want to be at. There are only a few options in the area and I've been to to almost all of them quite a few times.

Please do your research, unfortunately the guy was shot and shootings do happen in a city. Is there no crime in downtown JC? I knew of time not too long ago that downtown was not considered a good place to live except for pockets of neighborhoods, that made a difference.

Bergen Hill is a better than downtown Jersey City, because you get more from your money, and homes are much affordable and bigger and better. In places in bergen hill like Park St, Prescott St, Summit and Astor Place they have big, beautiful historic brick townhouses. It's as safe as downtown Jersey City. No flood areas, minutes to New York City. Unlike downtown Jersey City it is easy to find parking. It is a great place to live and grow up here.

as far as BL/GV goes, that's "ok". not the greatest, but there's far, far worse and not too far away up Ocean, either.

Funny. I had to take the Lite Rail today and I happened to look at the route schedule. The WestSide Lite Rail stops at Garfield St (which is also Claremont St) this is before MLK Drive and after Liberty State Park Stop. Perhaps if it's near the Lite Rail it's not so bad , however it is Greenville because the last stop is WestSide.
BTW, there wasn't a shooting in front of City Hall on Grove. IT was a sexual assault and knife. it happened at 1:30am on Monday. Not a shooting in broad daylight where kids and innocent people happened to be walking by.

West of Garfield is Greenville. I've never seen anyone refer to west of Garfield as Lafayette.

Greenville begins after Claremont section, this is indeed Bergen Lafaytette.
The Claremont Section straddles Greenville and Bergen-Lafayette. There is a nice block association group on Union, I can get you in touch with someone there. Don't be fooled by the ignorance. Here is a map of GV

This is what I know Greenville in itself is not a safe area.
Ocean Ave is long but majority of the street is not safe especially at night. A somewhat safe area but rather a spot than a block, is when I drive to RT 440 on Communipaw-Bergen/Layfayette. it's a slope and few brownstones before i reached an area where there are alot of Car Dealers. ETA: the best advice is drive at night as well day in the neighborhood and see how you feel.

Isn't this where a 5 yr old boy got shot in broad daylight? IT just happened last week on MLK Drive.
Not a safe area that I know. Sometimes the house may look so nice but the hood is not.

Anyone have a good JC neighborhood map? Google is failing me right now. Also, what are the cross streets of the place you're looking at?
