I always find it baffling that anyone would say they wouldn't feel safe walking in BeLa. Particularly the eastern area of the neighborhood (Foundry/LSP/Park and Ride -- in essence, anything east of Pacific). The neighborhood might look sketchy to outsiders, but I find people to be very friendly, and I have made many, many acquaintances just walking around. If you look in Spotcrime, I doubt you will find anything of concern for the area i just described.

But, why bother with facts when ignorance will do?

its all about transportation which is the main factors holding back BeLa and even the Heights. When all the areas surrounding the PATH stations are fully developed, itll start spilling into surrounding areas. But itll be a while before that ripples to places like BeLa which are relatively far from the PATH compared to JSQ and Downtown.


Bela has three lightrail stations that take you directly to the PATH and GV has two.

Bergen Lafyette will be quite a few more years before it gets hipsterized. I would not feel safe walking there by myself in the middle of the day let alone at night coming back from work.

Yep, I know two couples who recently bought in the heights and we are eyeing that area (esp. around riverview park) as well as BeLa.

At these high prices/rents some may opt to get a mortgage. I notice many Downtown J.C. residents that have been here for some time -10+ years are buying property in the Bergen Lafyette section where you get a lot of house for the money. Don't over look the Heights as well, a great community up here.

A co-worker took a renovated 2 bedroom last summer for $1700/month (she's closer to Montgomery than Newark). I told her she was crazy but she loves it and is very happy.

There are still a lot of old-time JC property owners up around Journal Square. Their buildings and houses were paid off years ago. They are not looking to gouge people they are just looking for good tenants and a reasonable monthly rent to cover their buildings expenses. (tax, water, repairs) So that being said I know some 3 bedroom apartments renting for around $1000 a month. (utilities not included)

Kind of obvious but?.It?s better to have lower rent and good tenants who stick around and don?t call you every few days then high rent and PIA tenants who cause problems and demand a lot because of the higher rent. ( the door squeaks, the window doesn?t shut all the way, there?s a spider in the bathroom, the water pressure is low, the front door bell isn?t loud enough , the hall steps are dusty, the drain doesn?t drain fast enough, etc,)



..just maintaining their property until that BIG payday comes when JScare is finally developed. Then it is off to sunny Florida. :)

Walk up, new renovations, 1 bath, about 1200 sqf, 5 min walk to Path JSQ near the court house.

How much rent would ya'll think it ought to be?
