Looking to buy a one bed room condo at St Pauls. Appreciate any owners sharing information around the yearly maintenance/repair cost charged by the management over the past 4-5 years.

when i was in the market for a house/condo, i strongly considered st johns condos. most of the units are in decent condition, and at worst you would have to redo the floors (many of them have older parquet floors).

the location is really ideal for someone who doesn't need to be bar hopping every night. even if you do like to go out in nyc, the walk to jsq is not that much farther than your average hoboken condo. the downside is at nights you have to go through hoboken to get to nyc (unless you take the WTC, but who goes out in the financial district?)

This sounds like a decent deal. Outside of electric having all utilities paid including air conditioning is hard to resist. The buildings at St. Johns have had many old time Jersey City people there who have clout within the City of Jersey City. The proximity to the public library which includes the arts and media department, the every route on the PATH Hoboken on the weekends, along with many major bus routes, The Lowes Theater, Newark Ave, and Journal Square commerce, Monteleone's Bakery, The Brennan Court & Coffee House, are just some reasons to lure residents.

Thanks jcaro. Its not bad at all to cover all the utilities and doormen/security for $350.

So i read that as the assessments happen every couple of years. how much they usually run for ?

I am a owner at 201 St Pauls for about 5 years now.

this bldg is very well run, much more than 225 St Pauls or 10 huron. they recently remodeled the entiore lobby about 2 years ago. New elevators and boiler/chiller, about 4 years ago. also, new landscaping and new laundry room.

i have a 780 sq ft unit, maint is $350/month, includes heat, a/c, gas, water, common charges. thats pretty darn competitive.

the assessment is due to the city of jersey city is requiring all high rises in JC to retro fit their entire bldg fire sprinkler system.

As well, they city of JC is forcing us to update our water tower at top of bldg.

Most of this un-needed work is forced by law, by the city. If we do not comply, then we will face fines.

the board is not perfect, but they do a pretty good job. Its a nice place to live. Unfortunaley, when major renovaiton needs to be done, assesmenst is the way they raise the funds.

Overall, great bldg, good board, good prop mgmt company, just part of condo life.

I would reccomend buying at 201, if you are considering.

Hello missmags & anyone else who know about this condo complex,

I am thinking about buying a unit in 201 st pauls. would like to know how the current situation is. Especially around the assessments. How often are the assessments done and how much would be typically ?

also, how much is the monthly maintenance per sqft now ( assuming they go by sqft !) ?

Overall, whats your take on buying in 201 st pauls ?

I am waiting to find out more from the board but from what I have heard recently the whole board is a mess and they are reluctant to share the financials with the owners. As i understand it, they are required to share this data but refuse to comply with owners requests for information.

Supposedly there are a bunch of delinquent owners that have not paid their maintenance fees in a while. This could be contributing to the special assesment but I need to find out more.

OUCH ! $450 a month...and more. That is like Oliver Twist with the empty bowl in his hand asking "Please sir can I have some more?' In addition, what is this secrecy about, how much maintenance dollars is in the till ? Is there a breakdown of the maintenance account ? What does the maintenance include, is water & building insurance a part of it? If it does go up $300 you should start thinking about renting, because if you combine taxes, condo insurance, and the maintenance fee, and any other ownership expenses that you don't get back it would equate paying rent. In addition, remember do not factor in the amenities they are just little luxuries your main concern is a roof over you head. So compare the ($$) numbers.

Life is fantastic at St. Johns apt. Great views big apts. and nice grounds.some good restaurants.Still go to grove street most of the time top eat out or hang at a bar.

I hear rumors that the maintenance fees will go up by quite a bit. Does anyone have any information about the financials at 201 St Pauls?
