Per our last condo meeting in the HP-North its going to start next year. No time frame yet, but just next year. Will include retail and parking from what i remember too and also said its all rentals, though Silverman will be doing paperwork for condo too - depends on demand.

It wasn't an HPNA opinon that the balaconies would be an issue, just a concerned raised by some in the audience at the presentation hosted by the HPNA.

I find the design tasteful, not boring. Everybody has their own tastes, but I find a lot of the new "less boring" designs pretty ugly, and some are hideous.
Is there a timeline for when it's going to be built?

Quality of life is a terrace. The balconies they have with the first build are fantastic. I hope they consider the same with this building.

the traffic is caused by the schools in the area. and people not knowing how to go around hamilton park to get to the highway.
i am looking forward to the building coming up - i bought in H.Square North last year and this building will/should add nice things to the neighborhood. The noise will suck, my unit faces this space now - but we bought knowing that it would come up eventually. I hope that the lower level is all retail, i do hope some parking is added considering the space now has the parking entrance to Hamilton Sq. North, but its limited down there.

The latest renderings are BORING.- no character whatsoever I suggest the Silverman's go over to Williamsburg to see how to do something different that complements an historic neighborhood.

Looks like the newer construction stuff in Hoboken. Agree that it's boring but if there are ground level storefronts and restaurants it will be great for the neighborhood.
A good question is whether a light at Erie and 8th is part of the plan -- traffic already backs up during rush hour and this building will break the camel's back, but I'm guessing there's alot of NIMBY opposition to a light there.

That whole sidewalk area to me screams out for open-front stores and sidewalk cafes. Like what GPs have started. This looks like it's being built for a siege. Well perhaps not as bad as the earlier design.

When the Silverman's presented a rendering to the HPNA that included balconies a concern that was raised was that it would invite "messiness" by the occupants of the units, including bicycles, laundry, children's toys etc, on the face of the park. I'm not sure if the type of occupant who pays $700k for a unit would live like that, but on the other hand just because someone has money doesn't mean they're not slobs. In any event, that caused a bit of a riff and the Silverman's pulled the balconies/terraces from the first project.
I love how DanL is only consistent in his hypocrisy. He flip flops on his opinion on historic preservation districts every time the issue comes up.

I agree that the best approach is one that riffs on the old w/o being a slave to it. based on the rendering that has been posted:
I especially like the inclusion of green roofs. I agree that the upper towers are far more interesting than the base. one thing I keep getting tripped up over is that the gridlike elements along the lower retail level evoke cyclone fence posts. it cheapens the look. overall that complete lower base harkens to 60's public works buildings such as port authority while the upper towers are very forward thinking. ditto whoever pointed out how different these are from the toll bros monstrosities being build elsewhere. very thankful for that. that being said, I hope the silvermans are open to alternative designs for that base.

Hamilton Square is NOT part of the Hamilton Park Historic District. It's in an exception cutout grandfathered from St Francis Hospital.
As far as fitting in or standing out from the architecture, back when phase 1 was shown to HPNA it was a very modern structure. The preservationists loved it and the citizens hated it. It was revised to the design that was built, that fits in with the neighborhood. I can't believe this is back to square one, and that whole dialog forgotten.

I am not sure those renderings are what is being proposed. when the site plan was bought to HPNA, Dean Marchetto was the architect.
In a historic district (per the Secretary of Interior Standards), new construction is supposed to look new, not old .... and be clearly differentiated from the surrounding historic structures. what is going forward (with the site plan) is a few/couple stories lower than the approved redevelopment plan.

This building would be welcome in PAD or LHN. This structure is only ten stories tall - these "towers" you all are complaining about are only eight stories tall.
We have towers coming in starting at 30 stories on top of a eight-story parking base. Be grateful it isn't a solid block of building - taking up the maximum amount of property like all the new buildings in the PAD.

Isn't Hamilton Park in a historical district? Wouldn't they have to conform to historical standards? I like the building if it were in the PAD or LHN, but smack in the middle of Hamilton Park looks completely out of place in my opinion.

Ugly. Silverman brothers should go back to the drawing board or find another architect. Also heard that they're working on plans for redevelopment of the corner across from City Hall at Montgomery and Grove. Was originally slated to be 6 stories there with retail at street level. Given that Sandy flooding reached about FOUR FEET of water during hurricane Sandy in what is now a parking lot, an underground parking garage would be moronically stupid but I think that was originally also in the plans...

I kind of like the towers on top -- but the bottom 3 floors play off the old hospital architecture way too much -- and the picture doesn't really show whether or not there are storesfronts on the first floor -- and it would be a real sin if it is just parking!
