Great site for future real estate developments. I posted a new thread asking what building will be put in place of the old boys and girls club...found my answers all on this site. Has things about 18 park, 235 grand (old boys and girls club site), morris canal park/colgate park, columbus towers and a few other future developments.

It is wide enough to handle it and you almost double the parking spots. It's something residents in that area should push the city on. Cheap, easy and quick.

whatever goes there, i kinda hope its not 80 units. the only thing i can think of is please please let none of the residents ever have a car (unless they'd also get a parking lot). we have enough trouble finding spots with the school being there now.

The site has been approved for redevelopment (something is going there), but the description is not accurate at the moment. It could still happen that way, but there is no officially proposed development plan for that site yet, let alone one that has been approved.

so on this chart on page 138 of this linked document, the field "proposed or approved" does not apply to the project itself? also described as 80-unit micro housing in different field on the same page of linked document.

There is nothing approved for that spot, the 80 units on the pdf should not have been listed. This is confirmed with the planning department as no site plan has been submitted to the city. The presentation about the micro units was something separate from this site, though a possibility.
For now a that has happened is they transferred development rights and are waiting for a plan. Whether or not that is micro units remains to be seen.

i live on the same block as the proposed (or approved?) project #147 for 268 Varick street. i have not heard much but noticed it looks like the blue trailers are being taken out soon.
after a little googling i found a little bit of info although it doesn't tell much. seems it has been approved, for an 80-ish unit affordable "micro-housing" project with a company i can't find much about called RushmanDillon Llc and 4,000 sq ft retail space not sure this is the same as "low income"? i don't know what micro-housing, as i know that term its that super modern tiny yet efficient small housing that you see more in other countries. if anyone has any more info, please share! i'm sure construction will be unpleasant but i'd like to at least get more info on what will be going up. and how high it will be. here are the PDF's i found this info in. http://www.cityofjerseycity.com/uploa ... r/Transition%20Report.pdf http://www.thejcra.org/jcra_files/File/agenda/agenda_sep2012.pdf

Some of the listings are not residential. For example, 109 is listed as completed and is unquestionably the Home Depot.
Secondly, while I agree the PATH sucks, it's not like MTA has been enhancing service to BK or LIC with all the new development in those places. Unfortunately with the way the PATH is governed the city is powerless to exact demands from them. And the solution is to ban further development? Is this Jersey City or the burbs? People here complain about lack of this and that...do you think Whole Foods is going to come to place that says no thanks to luxury rentals? Do you think your taxes will go down by shutting out new development- and your services will therefore get better? I say keep building. The whole swath north of the Tunnel is primed, and most of those people will be using the Hoboken PATH. And plenty of buildings downtown are shoddy and out of use and could use a fixing. And we could all use more taxpayers and more constituents to push the state on the PATH.

If this city had a two lane bridge into lower manhattan, it's future wouldn't be so bleak due to the new construction projects and influx of thousands of new residents. We wouldn't be dependent on the Port Authority, who constantly reminds us that it has a monopoly and is more than happy to extort money from the general public. On a side note, it's a damn shame we can't get a free ferry like Staten Island.
This is a pipe dream post...that is all.
