Montgomery between Grove and Barrow was flooded about 2/3 way up during Sandy (nothing during Irene). THe water came from Grove Street, slowly went towards Barrow, but only got to about 2/3 of the block - never reached Barrow completely.

I know Montgomery flooded as far up as Barrow (at least) during Sandy. The water was up to the car windows. I don't know how it was past Barrow or on Barrow. We live in a garden-level apartment on Varick and we didn't see any flooding at all during Sandy or Irene.

I live on the corner of York and barrow. The massive sandy wave spread to just west of our building. I think many buildings just east of the park have dealt with flooding issues. I wouldn't advise living in a basement or garden-level apartment.

My friend who lives on Montgomery facing VVP (bet/ Barrow and JErsey) did not get flood water. I think she got some sewer backup in the sub-basement, but her garden level was dry throughout Irene and Sandy.

9th Street generally only gets basement flooding and that has been limited to the block west of Monmouth in the last 9 years as far as I know. If 294 has no basement it should be fine.

8th between Erie and Jersey never floods, even during Sandy and Irene. At least the section closer to Erie doesn't, not sure about over by Jersey.

Thererfore I speculate that 25 McWilliams is fine, but of course they have a deep basement car park, which I can't vouch for.

Can't comment on the specific streets you mentioned but I live on 8th street (east of Hamilton Park - closer to Newport Mall) and can tell you that we did not flood during Sandy or Irene. Hope this helps.
