At that $3000 budget it should be no problem at all finding a "luxury" apartment for two downtown, though some may be less than 900sqft. Just make appointment with the leasing office. Other than the ones mentioned can also check out 70 Greene, Liberty Towers and that new one Maddox. Paulus Hook is totally in walking distance of Grove.

Having owned old and new housing stock in JC, I can say from personal experience I prefer "luxury" living. Yes, I pay a bit more, and the layout of my unit can best be described as cookie cutter. Not everyone wants exposed brick wall charm (and constantly sweeping brick dust); being able to hear their neighbors argue or having toilets that back up and a roof that leaks everytime it rains. So, yes, I'm paying for the "status" of having a doorman screen everyone who visits the building versus having to install ADT; of having central air conditioning on a hellishly sweltering day like today. Best of all, I have a package coming from FedEx today, and I don't have to sit here on JC List complaining about a signature being required or the package being stolen off my stoop. So, yeah, this makes me a snob.

I have a friend who is looking to rent his 1br apartment at gulls cove which is near grove street path. Its not quite 900+sqft but its very nice. I think its closer to 800 sqft. Let me know if interested and I can connect you to him.

The advice here is always a mix of practical and editorial ;). That is the best and worst part of JClist.

RE: $60/month gym membership with a pool - the YMCA in NYC does sliding scale memberships according to income. I am not a member yet but a friend of mine is, she goes for the pool, and she said she's paying $60/month. Convenient if you work in the city near a location.

I would also look into a duplex in an owner-occupied brownstone/row house. You might get some lovely old detail and outdoor space. Real luxury for me is privacy and quiet.

Completely agree. People inserting their own agenda instead of helping out the OP. I also recommend grove Pointe because of the perfect location.

Coming to JCList and asking for advice on finding a luxury rental is like going to a walmart and asking about the latest high end fashion.

With that being sad, grove pointe, 50 columbus, and 225 grand are okay to good options. You can also look into condo buildings which rent units - Gulls Cove comes to mind.

If you are okay living in exchange place (close to exchange path), 70 greene and 77 hudson are rentals and condos, respectively.

In newport, you have the very luxurious crystal pointe and shore club (both condos but may offer rental units).

I feel bad for people who go on jclist for actual advice.

With that said, here comes some actual advice:

Grove Pointe and 50 Columbus are on top of the PATH and will fit that budget. Alternatively 225 Grand is still walking distance from Grove St Path and isn't a bad walk to Van Vorst Park or Liberty State Park.

The only one I have direct experience with is Grove Point. I don't know that it counts as luxury, but the location is fantastic and I couldn't hear my neighbors. The apartments themselves have great floor plans, but the windows are pretty poorly installed in about 1/2 the units making the heating bills insane (I think this is a pretty common theme for most of the high rises in JC).

The pool is nice, but some of the other common areas are not that well maintained and you might want to try on get on the NYC side to avoid the noise from all events outside of the PATH (didn't bother me, but some neighbors didn't like it). Still, it's not a bad place to live overall. Mostly because the location is so great.

Well I think most of the luxury buildings are very similar and it comes down to personal preference. Almost all the buildings will have complaints of elevators, heating, etc.

50 columbus has a tennis court, grove pointe is closest to the path. Trump and 70 greene have the best amenity floor. liberty and portside are older.

Not sure about Newport.

I'm looking for a luxury apartment for a relocating co-worker (coming from another country). Here's his requirements:

- Rental budget up to $3,000 / mo
- 900+ sq ft
- Walkable to Newport or Grove St. PATH
- Close to parks a plus

He has a wife but no kids. No car.
