I came across these renderings for the brick building next to thr empty lot on the southern side of Newark Avenue.
The developer is looking to get approval to build a seven story extension that will front Columbus. From the renderings you can see store fronts and outdoor seating fronting a paved paseo connecting Newark and Columbus. Thanks for the info. Anyone have insights as to why it's been vacant so long. Is the asking price to ridiculously high?
I'm working with an architect to bring an installation/workspace and education space to JC, and I'm looking for land for it to go for 6 months or longer.

The making of Newark Avenue between Erie and Grove into a pedestrian mall is really, really a good idea. ALL of those businesses on that block will increase their revenue as a result of the increased pedestrian traffic.
Not only that, but I imagine that trees can then be planted. Currently there are vaults under the sidewalks which prevent the city from planting trees. This renders Newark Ave a pretty desolate streetscape. There is no need for vehicular traffic on Newark Ave east of Barrow Street. People who are driving can just turn down Barrow and then turn left on Columbus. And I know, this has been discussed before, and some of the storeowners on Newark Ave opposed it. Those storeowners are very foolish. Do they think people are driving to their store??

Close off Newark Ave to traffic between Grove and Erie (eventually Jersey) and make it a pedestrian mall complete with restaurant seating areas in the middle of the road. Then demolish the Morlee's building and make that area into a plaza, maybe with a fountain or something.
With the right vision, Newark Ave could be a destination and not just our local restaurant row. Of course, this would drive further gentrification, which would weaken the machine, so it will be opposed. Quote:

Can you imagine that space becoming a hybrid of summertime Stone Street in lower Manhattan? Restaurants on the bottom level that face the alley (or at least have some sort of presence in that direction, so it doesn't look like how it is now), an outside cobblestone street-like seating area that's closed to car traffic. Seats and tables fill the alley during the warmer months that are then folded up and put away during the winter -- lessening the chances of homeless setting up shop there.
If there's one thing that really sucks about "Restaurant Row" on Newark Ave -- is the outside seating on the sidewalk. There's just not enough space for seating and pedestrian traffic.

I actually looked into renting that ground floor business from Del Forno years ago before it burned down and was just empty. The outside was nice, but the inside was uh... subpar let's say. Not awful, but nothing to sing about to put it nicely

probably depends on who decides what "productive" is.
If it's for a private landowner to build and get tenants /buyers, then the paseo would have not been productive. If it's for a public landowner to create an outdoor space that would make the area more vibrant (and the restaurants next door have more al fresco space), than the paseo would have been productive. I guess that's ultimately the question.

The fire was VERY suspect - it burnt and was cleared in something like 24/48 hours - no investigation or anything. Shame because it was a lovely building. The zoning required they keep the old building and the suspicion was that the owner didn't want to keep it (wanted to building something newer and bigger) and to avoid that law it was better if it, ahem, disappeared. That's all heresay, I of course have no idea what went on behind the scenes.
I remember the City wanted to put a paseo in there with restaurants on either side opening out into the middle, for some ambiance, etc. Put windows into the sides of the buildings, etc. But Harsimus Cove Neighborhood Assoc (or more specifically, if I remember correctly, Dan Levin) put the kabosh on that. Shame, I think it would have been really cool and there are other cities that I've been to that did this and it was always really cute.

I'm convinced that somebody got away with arson and the authorities were in on it. After the fire, they demolished the building so fast (like 48 hrs) that there's no way a thorough investigation could have been performed.

The city tried to blight it a few years back and it fell through. They actually had the buy in the from the businesses and plans drawn up to make it a little alleyway/park.
I believe the neighborhood association came out against it because they thought it would just become a bedroom for the homeless.

Does anybody know what the story is on the empty lot on Newark Ave? Years ago there was a supposed fire and the building burned down. It's kind of a disgrace that the lot has sat there fenced off for so many years, with nothing but rubble. It really makes the block look blighted.

Also I don't think every industrial warehouse needs to be preserved; I would agree the castle-like Butler Brothers has some merits to it, but not necessarily a building like the Cooke warehouse.

Jersey Journal Monday, December 03, 2007 Jersey City Fire Department investigators have determined that an arsonist was responsible for the fierce fire that destroyed a four-story building on Newark Avenue near the Grove Street PATH Station last week and spread to two adjacent buildings, Fire Director Armando Roman said yesterday. Roman said that no additional details are available at this time and no arrests have been made. He added that the investigation being conducted by the fire department's Arson Unit is ongoing. I think there will be some serious, evident changes coming to Newark Avenue in the coming 18 to 24 months. So far there really hasn't been any large scale projects west of Grove out along Newark; that's about to change with 213 Newark, 272 Newark, 360 Newark, 369 Fifth Street and Crescent Court. Together these projects will add several hundred housing units. The residents of those units will access the PATH primarily via Newark Avenue, which means more customers for shops and businesses, and in the case of 213 Newark, a building on a vacant lot. Meanwhile, even though everyone seems to hate Grove Pointe, it will inevitably infused money into the local economy with local consumers; at the very least the residents of GP will be looking for restaurants, bars and cafes, but also will likely end up spending at least some money at local shops.
That aside, Newark Ave has made some very big leaps toward revitalization. Since OX has opened, there are clearly many few bums loitering in the alley next door. Since Skinner's Loft has opened, there are lots of people milling about after 6 oclock at night, and anecdotally, I'd say LITM is busier in part BECAUSE Skinner's Loft has opened. Newark Avenue used to be a scary, deserted street as early as 7 or 8pm most nights. Now there are people out and about until midnight during the week, or later on the weekends. While Newark Avenue clearly has a long way to go, it has made serious improvements over the last couple of months and years, and its prospects really are only looking up.

The dollar stores are the same ones that have been there forever (ecept for the new one which has a clean storefront and is not a blight on the neighborhood, IMO). The Rocket Building has been restored and, while you may not like the furniture at Milano, it's a better looking storefront than was there previously. A huge warehouse store of crappy furniture has been turned into a decent looking Washington Mutual. Of course, there's still a ways to go but I think "worse and worse" is not a fair analysis.

Well now that everything is done. I mean we can't get the building back. I would prefer that a building goes up as opposed to it staying vacant like that. It seems that since I've move here (1yr), there have been more homeless people and aside from three new restaurants Newark Ave seems to get worse and worse. Leaving this lot empty might just put it over the edge.

That whole stretch of Newark is gonna go up in smoke
sooner or later. Toll Bros. or wannabe Grove Pointers or whomever developer du jour want all that space for more empty, useless, ugly condos. Welcome to the weirdness. Years ago, they burned all of Henderson Ave.so Paco could go up. So many people were left homeless, it was shameful.
