I think it's more like 60/40 percent, listing agent/broker and I believe it is a 6% commission charge but that can be negotiable.

5% for a sale, 2.5% will go the the listing agency and 2.5% will go to the selling agency.
If you are renting your place out, the broker will most likely charge 1 months rent to the new tenant unless your place completely sucks, than you should pay the fee.
