You are correct, although I could have been more explicit. I'm just looking for a room. Right now, I'm in Hamilton Park for 700, all utilities included. I'd prefer not to go into why I want to leave.
Basic story--I'm a transplant and don't have anyone to move with, so I have to find an opening in an apartment or find someone else who's also looking in my price range.

Winter does historically have the lowest inventory, some landlords will not let you sign a least that ends in the month of December or January. As for prices, this issue has hit all areas of NYC (and around). My friend who rented 1 bedroom in manhattan 4 years ago for 2,200 was amazed that the closest she could find was now was over 2,800. As one broker told her this weekend, vacancy is at an all time low, 1.5% in the city. This allows the sourrounding areas and such to increase rents, but hopefully makes new neighborhoods flourish.

The cheapest place I have is $800. That's for a studio down by St. Peters College and it doesn't include utilities. Being cheap, its usually the easiest place to rent out... except the Section 8 apartments (drugs, gunfire) have scared off a tenant previously.
As someone mentioned earlier, if you got a roommate, you would have an easier time getting a place withing your budget. I have a 3 bed coming up this summer at around $1,800 to $1,900. Once you get over $1,500, a lot more places open up for you. City tax and water rate increases have really put a floor on rent. You can't find nice stuff really cheap anymore because the landlord wouldn't be able to even cover expenses.

Note, she's looking for a roommate situation for under $900, not an apartment. So that would make a 2 bedroom for under 1800, which should be doable. But it'd be far easier in the Heights than Downtown.

West Hoboken hasn't existed in about 100 years.
You can find a place for that kind of money in Downtown JC but it's going to take a lot of searching, and winter isn't the best time anyway because nobody wants to move in the cold, or around holidays. Add an extra $100 to your price and you could probably find something quicker.

I've been told by my real estate agent that the pickings are pretty slim during the winter months because people don't want to be bothered with moving over the holidays and things usually pick up again in February. I'm not sure if the same applies for the renting market.

There is no such thing as Hoboken Heights or West Hoboken. JC Heights, Union City. I hate when brokers add this nonsense to their ads.

Under 900 with utilities...
Unless you are willing to deal with vermin, roaches, mold, crime in your building, willing to live in subsidized housing, sleep with a developer, sleep with a developer's brother, live next to the turnpike, holland tunnel, train tracks, or firing range, you will not find what you are looking for in dtjc. If you can up it to 1200+ then there are some nice ground or below ground apts in dtjc available with utilities.

I've been looking for a room in Hoboken or downtown Jersey City for under $900 with utilities (don't laugh--there are still things for as low as $600 out there if you look), but I've had no real luck. Most times, these super cheap places are (obviously) gross, loud or with someone moderately insane. When they are nice--and believe it or not, I've seen some really nice ones--I've always lost out to others. Have you ever been to an open house in Hoboken with 30+ other girls? I have.
I'm hoping it's just because it's winter, because even the crazies are hibernating. Can somebody can verify that?
