the 9th & Erie site is going to be a rental building, construction is set to begin soon. they will also start construction on the second majestic theatre building shortly. the hamilton park site (where they just opened up the parking ramp) will be third on their list of construction projects. they won't start that until the rental building & the majestic condo building are done. all 3 projects are silverman.

Just the ramp being built to the underground parking lot that existed there when it was a hospital. When the hospital was torn down the underground parking was temporarily covered over.

Hello all. Just wondering if anyone knows what is happening to the "other" building at the old St. Francis Hospital, now sight of Hamilton Square. It looks like some work is being done in the middle, where the existing building lies and the new condo. Finally, there seems to be some "approved" construction around Erie Street and Ninth. Any clue???? Thanks so much.

This site from a few years ago has info and descriptions of all the buildings planned back in 2006, scroll down to "Architectural Renderings".

There used to be a link from the Silverman/Exeter/ Hamilton Square site about the planned buildings, but I couldn't find it.

Although there was a lot of concern by the community, you have to admit the Silvermans have really exhibited and provided an admirable vision that has enhanced the neighborhood.

A third building as part of the Hamilton Square project is slated to be built above the parking garage on Erie street between 9th & 10th streets. Not expecting it to happen anytime soon.

It's no rumor, it's a fact. One more building is planned to go up next to the nursing school building. The second building will be no higher than the existing residential building.

I've spoken with Eric Silverman, the developer and he says there will be a new construction built on top of the yard on the south side, which sits between the current Hamilton Square building and the old school. I'm not sure when and if the old school will be converted but I think that is part of the plan. I was curious how high the new construction will be built in fear of it blocking the amazing view from the south facing units. But Mr.Silverman replied he is pretty sure the building would not exceed 6 or 7 stories. Granted thats not set in stone and I worry for those who have that view will eventually lose it.

Hi!! I own a condo on Hamilton Park. Was there last month, and saw the old hospital, now great new condo and fabulous retail. I was just wondering does anyone know if that last building on the south side, presently a school or something is being re-done/or converted as well? Thanks so Much!!!!!!

Newport Pharmacy has moved into the space at the corner of 9th and Erie. I believe National Cleaners may be moving into one of the spaces too, it was mentioned a few years ago before they started construction.

i actually saw it this weekend - pool is a good length, but only 2 lanes.

gym is not part of maintenance and parking isnt either, 275-300 a month total in addition to already a bit high maint/cc

as far as move in, they say a few months, but we shall see. they seem very confident - i asked about negotiating 10% down or more of listing price and they said - "no way, maybe 2%, we are confident"

i'll wait.

300-Unit Condo Project Gets Under Way

JERSEY CITY-Construction is under way on Hamilton Square, a mixed-use project that at build-out will combine 300 residential condos with 24,000 sf of ground-floor retail space. A first phase of 126 loft-style condos and the retail space is slated for delivery later this year, with an initial offering of the residential units scheduled to start in April.

Hamilton Square, which fronts this city?s two-acre Hamilton Park, is rising on the site of the former St. Francis Hospital in Downtown. The project, the cost of which hasn?t been released, is a combination of adaptive reuse of the old hospital and new construction.

?We?re restoring the seven-story, 1920s building on the corner of Erie and Ninth streets,? says Eric Silverman, a principal of the locally based Exeter Property Co., developer of Hamilton Square. ?And an 11-story building on McWilliams Place and Pavonia Avenue will be converted to condominiums and retail space in our initial phase. This is a new chapter in the history of this address. We plan on continuing the prominence of this property by creating this mixed-use building. This is a neighborhood rooted in history, family and architecture.?

Designed by Charles Jordan or the New York City-based H. Thomas O?Hara Architect, Hamilton Square will incorporate a number of elements of the property?s prior use. The site plan also calls for underground parking, and some of the residences will have private balconies or terraces with views of the Jersey City and Manhattan skylines, according to Silverman. The building is also being redeveloped to ?green? standards.

Part of the plan for the initial phase calls for Pavonia Avenue, which has been closed off since 1970, to be reopened as a cobblestone street for both pedestrian and vehicular traffic. The reopened street will lead to one of the project?s main residential lobby entrances.

As far as the retail space, ?negotiations are currently under way? with several potential tenants, Silverman says. While declining to name possible tenants, he notes that potential uses include a private gym, a restaurant and bar, a noodle shop, bakery, pharmacy and a bank branch.
