We looked at this place when we were in the market last year and did not end up buying there because of the cramped layouts of the 2BR units. We bought nearby at Crescent Court where the units were much larger and included indoor parking for less money.

Nice building, great location and the prices are good for new construction. The floor plans are on the smaller size but the ceiling height are 10ft so the units feel spacious. They are over 70% sold.

Hi,
Does anyone have an opinion about this place? At a quick glance, it looks beautiful, but I'm no expert in judging condos. Has anyone dealt with the management? Does anyone live there? I'm thinking (but not really seriously) about buying a unit there. Atsushi

I am not making anything up. Walk by at night and you will see that there simply are no lights on. It is obviously better for the neighborhood if this place sells out.
I do have one criticism though. I thought it was ridiculous that it took 6 months to finish repairing the broken stone and window in front of the building. Was it an insurance issue that caused the delay?

Wow, everyone really makes up things on this site! I work for the management company, MEM. There are no units for rent, only for sale and only 4 one bedroom floor plans remain in the 76 unit building. They are 45% sold in 6 months and 30 new home owners have closed and moved in. There are two buildings separated by a court yard so you are only seeing 25% of the complex from Newark Ave.
Its strange that someone would post that 5 units have sold since that is a complete falsehood and even stranger that someone would posted one bedrooms are for rent. I am there twice a week and I certainly would know. Jeff Levine

They just changed the advertising out front from listing 1 and 2br units for sale to listing 1br units for rent and 2br's for sale.

The kitchen sink, counter and fridge reside along the wall of the living area. This less-than-ideal feature is necessitated by the lack of sq. footage...

The problem is the mysterious taxes and property tax abatement.
Given that JC is going to go out of control and start taxing left and right... you could buy something now, and in a few years, your property taxes could triple or quadruple... WHO WANTS THAT. JC Needs property tax relief and reform now. My next door neighbor pays half that I do for a bigger space. CRAZY. FG

you cannot use 1 average price for both luxury high rise concrete building and those low rises/mid rises like saffron/dixon mills, there is a sizable price gap.
As for this development, the location is definitely better than the other building on newark by the highway. But for the price they went for in the auction, i would picked hamilton park, you can get a similar priced unit in luxury buildings like Park Hamilton etc.. which has better layout/surroundings. The auction price is just barely acceptable, the buyers definitely got a better deal than the ones from the beacon auction, who were just out of their mind paying 400k+ for a unit there.

and they are charging roughly $400/sq ft ... blows my mind ...
there must be some flips in the building, and what i understand having looked at the tax records, one owner has not paid taxes for a while and is accruing interest ... anyway, the yellow vinyl siding ads class to the building and emphasizes the architectural vision. comparing it to other newer developments in that area, this place is really overpriced ...
