I don't live at Saffron but we are there often visiting our brother and sister in-law. They love the building and I have to say that we thoroughly enjoy hanging out at their place.

Anybody live in this building that I can bounce a few questions off? It would be greatly appreciated as I'm getting ready to pull the trigger.

Yes, the garage is accessed from Maxwell Alley behind the Capital One bank.

We looked at this place when we were in the market last year and did not end up buying there because of the cramped layouts of the 2BR units. We bought nearby at Crescent Court where the units were much larger and included indoor parking for less money.

Nice building, great location and the prices are good for new construction. The floor plans are on the smaller size but the ceiling height are 10ft so the units feel spacious. They are over 70% sold.

Good luck!

Hi,

Does anyone have an opinion about this place? At a quick glance, it looks beautiful, but I'm no expert in judging condos. Has anyone dealt with the management? Does anyone live there?

I'm thinking (but not really seriously) about buying a unit there.

I am not making anything up. Walk by at night and you will see that there simply are no lights on. It is obviously better for the neighborhood if this place sells out.

I do have one criticism though. I thought it was ridiculous that it took 6 months to finish repairing the broken stone and window in front of the building. Was it an insurance issue that caused the delay?

Wow, everyone really makes up things on this site! I work for the management company, MEM. There are no units for rent, only for sale and only 4 one bedroom floor plans remain in the 76 unit building. They are 45% sold in 6 months and 30 new home owners have closed and moved in. There are two buildings separated by a court yard so you are only seeing 25% of the complex from Newark Ave.

Its strange that someone would post that 5 units have sold since that is a complete falsehood and even stranger that someone would posted one bedrooms are for rent. I am there twice a week and I certainly would know.

The whole place looks dark at night. Perhaps there are 5 residents?

They just changed the advertising out front from listing 1 and 2br units for sale to listing 1br units for rent and 2br's for sale.

This is directly from the management company.

45%sold. 30 units are closed and occupied.

Looks like they are selling at a relatively good pace!

The building has been finished since October. The building had been open to the public for inspection in October 2009 prior to the auction on November 8th. Hundreds of people got an up-close look at everything including myself.

Very clean design, mediocre finishes. But the deal-breaker is the tiny spaces.

Most of the 2-BRs are around 900 sq ft. The BR's are small such that the utility for most people is less than that of a 1 BR. No separate kitchens in any of the units. The kitchen sink, counter and fridge reside along the wall of the living area. This less-than-ideal feature is necessitated by the lack of sq. footage...

To be clear, I already own in JC. I did visit the Saffron and need to dispute some of your language. First, 2 BRs "starting" at 399k obviously implies that the least desirable, smallest 2BR unit(s) are available for 399k. This does not in anyway imply anything that you are insinuating related to going belly up. I love the drama some of you like to create, it is truly absurd.

The facts:
As of 11/2009, the lowest priced 2 BR apt at the saffron was listed at $515K.

Today, the lowest priced 2 BR apt is available for $399K
--------------------------------------------------------------

Interpretation:
1. The market has really tanked in 2 months.
2. The initial asking price of $515K was too high and the developer realizes it now and is making adjustments.
3. The initial asking price of $515K was never seriously considered by the developer, but was printed on all the brochures nevertheless possibly to elicit and encourage generous bids at auction. The developer has now advertised the real asking price they wanted all along.
4. Some mixture of the above scenarios.

Maybe you misunderstood.
1-I in no way referenced initial prices, only that if opening prices were 399k for 2BR it is likely that the developer still intends to sell some more desireable units above that price-in response to you stating they would sell for 400k across the board
2-I was disputing your assertion that due to the prices the developer/ment were in danger of going belly up.
3-I agree with your 3rd interpretation, your pretty sharp!

by your posting you make my point crystal clear even for those who just casually read the thread. in your first and only post on jclist, you argue that the developer is solid and i am wrong. to me - and many others - your posting sounds nothing but cheap shill.

i wish the best for the project and the developer, but it is just ...

The auction established 400k as the market price of the BEST 2 bedrooms in this building (do you think the bidders picked the crappy 2 bedrooms or the best ones?). If they price all the 2 bedrooms at 400k I think they'll do alright, even though it appears the whole building is constructed of elmers glue and dust. If they want 500k for 2 bedrooms, I see the belly up scenario playing out.

The problem is the mysterious taxes and property tax abatement.

Given that JC is going to go out of control and start taxing left and right... you could buy something now, and in a few years, your property taxes could triple or quadruple...

WHO WANTS THAT.

JC Needs property tax relief and reform now.

My next door neighbor pays half that I do for a bigger space.

CRAZY.

I agree with Tino...more appropriate pricing at the Saffron would be as follows:
1 BRs should all be under 300K. The small 1 BR's aren't even worth 250K, IMO.
The 2 BRs are small. All but four of the 2BRs are under 1050 sq ft. The largest 2 BRs should sell for no more than $450K. The sub-900 sq foot 2 BRs should sell for less than $400K.

One of the reasons I'm not more generous in pricing these is the mystery 5 yr tax abatement. The taxes are going to balloon after 5 yrs like an ARM. Except that no one can even give a straight answer about what the payments will be after the reset. I thought ARMs were bad, but these NYC-area tax abatements on new constructions are at best a damper on long-term values on residences and at worst are simply another bubble waiting to burst.

you cannot use 1 average price for both luxury high rise concrete building and those low rises/mid rises like saffron/dixon mills, there is a sizable price gap.

As for this development, the location is definitely better than the other building on newark by the highway. But for the price they went for in the auction, i would picked hamilton park, you can get a similar priced unit in luxury buildings like Park Hamilton etc.. which has better layout/surroundings.

The auction price is just barely acceptable, the buyers definitely got a better deal than the ones from the beacon auction, who were just out of their mind paying 400k+ for a unit there.

and they are charging roughly $400/sq ft ... blows my mind ...

there must be some flips in the building, and what i understand having looked at the tax records, one owner has not paid taxes for a while and is accruing interest ... anyway, the yellow vinyl siding ads class to the building and emphasizes the architectural vision.

comparing it to other newer developments in that area, this place is really overpriced ...

Even from the outside you can tell what a cheap job that place is - WTF is up with the placement of windows (and how tiny they are) at that place?
