Mayor Healy has no love for downtown or downtowners. We are a thorn in his side and represent that which will sweep him and his cronies out of office. He doesn't think twice about over-burdening the infrastructure ie: sewers, roads, parking and mass transit. Have you been on the PATH trains lately? Cramming more and more people in without a plan on some kind of expansion is a joke. How about Lefrak putting in a free ferry and a park?

Let me try again: The proposed buildings are at the border of Hoboken - that location will be a 3 minute walk to the Hoboken PATH Station & a 15 minute walk to the Newport PATH Station.

The difference really is in the business models. Newport has a vested interest in the community since they still own all the land and thousands of apartments. That's not to say they always make the best decisions. But its a very different business model than a condo developer building a building, selling the units and disappearing.

I don't understand why the city doesn't require an escrow from the developer to cover costs of the inducements they promise - which vanish once the project is finished and the developer claims he is out of money. Example number 1,857 of how the city's government sells off everything that isn't nailed down for what amounts to loose change.

The large park is planned for the area above the tunnel. Its probably not by accident. Pilings for buildings probably can't go in very deep above the tunnel. Moreover, Newport, as a primarily rental community, has every interest in making their property attractive. Completing the park is almost certainly on their agenda as long as they own and continue renting buildings because its an amenity for their residents. Moreover, they have built a number of open space parks and plazas. There are plenty of things to criticize the Newport group on, fulfilling plans to build out parks is not however one of them.

Learning from their mistakes, the building will be cosmetically appealing, but will have a cheap construction -
No sound proof qualities No energy efficient technology to save on power (environmentally unfriendly) Over priced Poor structural work practices (cheap labor) No thought on heating and cooling The good news it will give the opportunity for cops to get some income on the side with traffic duties !

The planning board should make completion of the park a contingency to breaking ground for the new project.
Otherwise the park will never ever happen. This park has been slated for work for more than 5 years at this point. The LeFraks will complete the new building and give a million excuses why the park shouldn't be developed. Enjoy the shinny, new, pretty building folks.

The area north of 14th St and South of 16th Street between Washington and the River, bisected by River Drive, is designated park space on the Newport master plan as well as a large portion of the 14th St pier. This is a rather sizable area, although there is no timeline for completion.

Actually Newport does have a large space planned as a park between the Northern quadrant and the end of the original component of Newport. The lots immediately North Aqua, Shore and the two original residential towers will eventually have buildings. There are pilings in some of these already. But north of that (coincidentally, directly over the tunnel) is planned as a park.

while there appears to be lots of green in that rendering, i doubt there will actually be any space left for that, and since the city doesn't require any green infrastructure (or even knows what it is, apparently) to be incorporated by these developments, it's probably safe to say there won't be any.
get ready for even more flooding and sewage overflows!

A 40-story building for Newport
Planning Board approves 790-unit project by Ricardo Kaulessar Reporter Staff Writer Hudson Reporter - Dec 12, 2010 Newport residents will probably see a new 40-story building rising in their neighborhood next year. The Planning Board at their Nov. 30 meeting approved the preliminary and final site plan for a 790-unit residential/retail structure to be built at 700 Washington Blvd., across the street from the Target Department Store. The Newport section of Jersey City is located on the waterfront near the Hoboken border. The project will be built in the last undeveloped portion of Newport, called the ?northeast quadrant.? The land is currently occupied by construction equipment. _____________ ?This is a post-modern structure that is surprisingly good, almost too good to be true,? Yost said. ________ Charles Harrington, the attorney representing the applicants for the project, Newport Development Associates Company, a subsidiary of the Lefrak Organization (the developers of the Newport residential community), said the project includes 15,000 square feet of retail and 876 parking spaces ? 794 garage spots and 82 on the street. The significance of the project, Harrington said, is it will be the first project underway in the northeast quadrant. Harrington said the project will take 18 to 20 months to complete but no definitive date has been set for the start of construction other than ?sometime next year? He also could not provide a price tag for the project, currently unnamed. The developer is considering designating it a rental building. ?Surprisingly good? buildings Leon Yost, senior commissioner on the Planning Board, said the project is really two towers and that he was ?pleasantly surprised? by the architecture, which he credits to the design of the Toronto-based architecture firm Page and Steele. Yost said that the firm had designed another Newport building called the Aquablu that is located near this new project. ?This is a post-modern structure that is surprisingly good, almost too good to be true,? Yost said. He was also surprised that the developer had not publicized the project more, as it was the first time he had seen any presentation on the project. Yost said the rest of the Planning Board also praised the project. Yost also said he believed that the project was pushed by the developer to get approval so that it would be constructed before the proposed Spectra natural gas pipeline is ever built through that area to Lower Manhattan, and not be subject to delay from the pipeline construction. The Lefrak Organization is among many groups in the city opposed to the pipeline. Yost also pointed out that the building will close to the waterfront and to the Hoboken-Jersey City border, to allow future residents to gain access to the pedestrian bridge linking the two towns.
