I only scanned the first page of that, but a couple of interesting names stood out on that list of delinquent property owners: former board of ed member Terry Dehere and current Hudson County Freeholder Eliu Rivera. Fascinating.

Not having the lien list on spreadsheet... I guesstimated the average lien is about $600. So that equals somewhere close to $5mil in unpaid bills.

They have a few more taxes planned in the future. Here's one I just read about:

Viola Richardson feels the city should tax our income. Seems that her disability check is a bit short and she's not getting enough hours at the Council and times are getting tough for her. Just a thought.............

don't forget the 45% increase in sewer fees. Check out the pull out section of the JJ yesterday. There is a huge number of people with liens for unpaid water / sewer bills.

Part of the problem is Jersey City has to export (under Newark bay) a large portion of its sewerage treatment to the Passaic Valley Sewerage Authority. This is a corrupt organization that just fees the hell out of us. J.C. has never had a long term plan to expand its own facilities enough that we could take care of our own Sh** literally.

from the article...

"The $97.15 million budget, which covers July 1 to Dec. 31, passed 7-1, with Ward E Councilman Steven Fulop casting the lone no vote on the grounds that it hikes taxes, doesn't fund essential services, and postpones grappling with the city's $80 million deficit."

If you go down to the city tax assessor's office look on the board there is a paper posted stating the tax rate for each year. It has gone up 4 to 5 dollars each year. For this year 2010 it will go up $9 per $1000 of assessed value. Whether they raise it every quarter or just one quarter is still accounts a total rate per year. Taxes have always gone up each & every year. But this year was quite the hike.

At some point people will start to notice that the high property taxes hurt RE values. In Westchester you get something for your high taxes - good schools, serious police force, etc.

In JC you get a banana republic in many ways...

The school rate is $16.58. I have a chart on my web site. It has 2005 to 2009 rates. I will update the chart later.

Anyone who attended Wedesday night council meeting 9/29/10 knows I asked the administration for the new tax rate. The city portion is now $35.68. The tax rate for Jersey City was $19.30 in 2005. That is a 84.87% increase in five years. I am only including the city's rate, not the county or school.

NJ pays highest property taxes in the US, 39% higher than the next highest state (CT). That's f-ing insane.

No, they went up 33%. The March budget hearing had a 23% increase, now you have 10% increase. JC had two different fiscal years. It is 33%.

How are they able to do this? I thought there was a 2% increase cap put in place by Governor Christie. does that not take effect until next year or something?
