I don't understand how this is possible. I can understand proof of employment, or something of the like. But how can you just hand over your SS # to a stranger that *might* be your landlord. I would NEVER do that.

It's been done, they would probably need it for the credit check. I knew of a case where the landlord did not give back the rent security and there was no receipt for the lack of. So the tenent mentioned that they needed the receipt for tax purposes. So either from the beggining with the SS# or the end with the security, it becomes business.

You file eviction proceedings, make sure they are served properly, get a judgment and make sure they are served with the judgment and that the judgment is entered on the record.

I would love it if some landlord started a website on crappy tenants. Failure to pay rent is not the only issue one could have with tenants. There are other issues like violating pet rules, failure to keep the place clean, etc. etc.

I think filing evictions will show up in the eviction report, but it's a good question what else you can do. It's not like you can evict a lease breaker-- or can you? Technically they're still in residence and not paying....

I use Accurate Credit.

Also, be mindful to check references, particularly past landlords.

i suggest e-renter.com. there are multiple levels of credit and background checks that they offer between $20 - 35.
