You can request the tenant?s SS #, copies of their pay check stubs, and a letter reference form their previous landlord. I know someone that went this route and were successful with his or her new tenants. Before they asked for these documents all kinds of characters showed up but the minute documents were requested they ran like scared cats. Also if you go through a real estate agency they can do the legwork for you. I believe if the building you are renting is a 4 family or less you can rent to whom ever you want to.

You file eviction proceedings, make sure they are served properly, get a judgment and make sure they are served with the judgment and that the judgment is entered on the record.
I would love it if some landlord started a website on crappy tenants. Failure to pay rent is not the only issue one could have with tenants. There are other issues like violating pet rules, failure to keep the place clean, etc. etc.

Also, be mindful to check references, particularly past landlords.

i suggest e-renter.com. there are multiple levels of credit and background checks that they offer between $20 - 35.

Easy, quick and $10 for single source credit check, add on for multiple agencies and criminal or eviction reports. We've been very happy since we started checking out prospects there.

Does anyone have a good recommendation in a background/credit check agency to use on a potential tenant? I looked at a couple on the net but wanted to see if anyone had a preference.
