The Grandview doesn't really have any significant amenities (small cardio room in the basement and a fairly small backyard for parties and grilling), but that's why the condo fee is only $225 per month. It all depends what you're looking for. The other condo buildings all have more amenities, but you're paying through the nose for them whether you use them or not. Most condo fees in the "luxury" buildings have fees of $600 and up from what I've seen. The really decked out buildings like Trump, Beacon, 77 Hudson, etc. will be closer to $850 per month in fees for a 1BR. Since it's not principal, and it can't be deducted from your income, this is just money burned if you're not constantly using the amenities. Also, during times like this when the buildings are not fully occupied, the condo fees are always at risk of being raised significantly since fewer owners are now carrying the financial burden. Just something to think about.

Thanks for the tips. Its just that portofino is a very old building - built in 2001 and the building looks to have taken a lot from the renters. That makes me wonder if Portofino is really a good choice or not.

My wife and I looked at a 1BR unit there prior to the crash 1 1/2 yrs. ago. It's a beautiful building (there was a piece in the Times about how the architects were stunned that the developer followed their plans down to the last detail, as usually developers will try to cut corners, but who knows to what degree it was just real estate porn). The area is very quiet (particularly at night), very safe, and you have tons of decent restaurants a few blocks east.

FWIW, Paulus Hook and Newport are both nice areas, but the vibe is completely different. Spend an afternoon and evening in both places before deciding which you prefer.

you should search for mandalay, portofino, trump etc here all of them have been discussed.

To answer your question, both areas(newport/paulus hook) are fine, but i like newport area better because it is much more convenient with mall and all the stores/supermarkets right there. In paulus hook, there is really not many stores around. I have no opinion on grandview the only thing is you will always be living in the shadow of 77 hudson....

what are you confused about portofino? it is a full service high rise about 6 years old, it's not as nice as the new ones like crystal point / A condo (ground to ceiling windows etc..), but is still nice/luxury. The price reflect that, about 10% below the new buildings and comes with deeded parking. It all depends on what you want...

also checkout james monroe further north in newport, it's a much older building but cheaper
