SO KubaB,
You got our guesstimates...now fill us in on the REALITY numbers. What do you pay, what do you find reasonable, and what do you fear your landlord is going to ask? downtown, Granite countertops usually implies a completely modernized kitchen, can expect $200 or $300 in a big duplex. Do you also have the basement and the back yard in addition to 2 floors? If so, you are getting a bargain at 2000 bucks. Which of you, if either, gets heat and hot water?

Pretty much have the same duplex on jersey ave near the park, same layout and have been paying 2000 for years. Okay, so i don't have granite countertops, but what is that really worth?

Maybe a little more if heat and hot water are included in rent. The backyard and basement are desirable plusses.

entirely depends on where you are on jersey and what the shape of the place is.
close to the park and the nicer part of jersey, this could be at least 3,500, assuming that it is in decent shape.

I believe we are paying maximum market value under current conditions, but have a feeling our landlord is gearing up to raise our rent, when in fact we want to negotiate a decrease.
Saying what we pay will skew the results, so rather I want to hear what you think this apt would rent for today. 3 Bedroom Duplex in Hamilton Park Area (Jersey Ave) in a corner brownstone 1st Floor -Living room, dining room, kitchen and bathroom -Recently renovated eat-in kitchen with stainless steel appliances, granite counter-tops, etc -bathroom a little outdated (80's) 2nd Floor - 3 bedrooms - two good size 11x13 and 11x14 - one small 10x9 - bathroom (a little 80's again) About 1300sf Exclusive use of 1000sf backyard Exclusive use of basement for storage Thank you
