ok so this is my opinion. I am very familiar with all those streets. Your budget is on the low side so you can't be too choosy if you want to own. Safety is a relative term. We have gone over this before. I can tell you that although many here will disagree the Lafayette section ( bordered by light rail at liberty park and grand and communipaw is way over your budget).....Prices here haven't dropped that much because we are the next up and coming area next to downtown. Not to mention nice homes and good community groups. With that said there are homes NOT condos at a low price but they need work....don't know if you are into the rehab thing. In these areas that are a little rough, stay away from the small streets....try to get something on main avenues....Kennedy , Bergen, Garfield,..all the streets you mentioned are relatively out of the way and they get bypassed by the cops. Also get informed as to where the next wave of development will be...the same people that are naysayers about the "bad" areas are the ones harboring real estate awaiting to make big bucks when the real estate market picks up.....this is what has happened in Lafayette. Try to get as close to transit and light rail as possible. Talk to people and get familiar with the areas first.

jerseynew - you have to understand some neighborhoods are more desirable than others, and within each neighborhood there are areas that are better than others.
the big 'areas' of jersey city are: downtown - most expensive but generally the safest heights - more affordable, also some pockets of crime areas journal square - some new and existing condos, generally a good area. greenville - has many legitimately 'bad' areas, but also some nicer ones bergen lafayette - some parts nicer than greenville but not great the problem is you need to look at the subdivisions within the neighborhoods even more. for example, the heights is large in terms of area. some parts of the heights closer to palisade ave are not as nice as sparrow hill (which is closer to journal square). this is just one example; there are countless others. i think you might have posted this already on another thread, but what is the main thing you are looking for in moving to jc? do you need easy transport to NYC for work? do you need to be near a highway? or just a safe/nice place to live? based on this we could probably recommend a few areas for you to look into

Lexington has/had a problem with a crew called Lex Mob.
I think it depends on what part of Harrison to be honest. It might help to give the cross-street. Some parts of Jewett are nice and some parts are dicey so I think again it depends on the cross-street there as well. Same with Fairview. I'm not really familiar with the other streets.

I'd avoid it. It's kinda rough over there.
I think there were a few shootings on that street last year. And, there is at least one building near the park on Stegman that has a problem with drug dealing.
