DONT DO IT.

1) They have their own group of inspectors - which is a major pain.

2) Getting rid of them in nigh impossible. Even if they are caught violating the lease and dealing drugs - the judge will be lenient or even issue a 6 month hardship stay.

3) You need a tenant who has something to lose. You can't sue someone who owns nothing. As such, letting them into your home is a liability. You have no recourse.

Finally - If you have one on your property already - get the hallways wired with security cams to stop them from "falling down the stairs".

I think the landlord has to opt to be in the section 8 program. So if you don't want to take section 8 I don't think you have to.

I have section 8 tenants and have had only 1 decent experience. Its a myth that section 8 pays higher rents.

I get higher rents from stanard tenants and they respect the property not to mention the amount of people they will cram into the apartment illegally.

I have a 6 unit building and only 1 section 8 tenant lived there. once I was able to get her and the extended family tree out, the water bill went from $800 every 2 months to $300 every 2 months. Not to mention the rent went up and the roach population went to zero.

They also will call the city on you for just about everything even if you are keeping the heat at 70 degrees which I guess isn't comfortable.

Unless your building is a complete crap hole don't do it.

The fact is, if you give someone something for nothing.....

Not all section 8 tenants are bad, but the majority are and they most likely will destroy her property. I would tell your friend to steer clear of it for now.

Don't do it; Don't do it; Don't do it. She's better off taking less money from someone who can pay. Section 8 tenants will destroy her unit. This is my experience in countless examples I've witnessed.

A friend of mine has a rental property in Jersey City. She was recently contacted by someone on section 8 who is interested in renting the property.

Where can she get more information on the requirements for landlords that rent to section 8 tenants? For example, is a separate inspection by the JC Housing Division required, etc.

Any info would be appreciated.
