liberals are the worst, always trying to prevent discrimination against people. Terrible!

However, as I understand it, there's nothing to stop a landlord from requiring application qualifications like a 700 FICO score, as long as you state it clearly and enforce it equally. I've heard that you must include the the voucher as income in an income based qualification.

there is no law mandating having credit history to begin with. and score is for banks internal evaluations. for instance, people who always pay on time are called deadbeats by banks, because there is no way to suck them.

Once more, you prove yourself an ignoramus. Using your cards and paying off every month gives you great credit. Having no cards or debt at all is what gives you no credit history to score.

I am legally allowed to require a credit score. Personally, I am in favor of the movement to include paying rent and utilities on time in the score, but that's not in my control.

Running a criminal background check on applicants is also a good idea.

I could, but never have. If an applicant makes me want to, I have always had better applicants. I always run credit and eviction.

In the Nj.com comments a poster says:
As a Section 8 Housing Specialist for 10+ years, I can confirm there are 1000 ways screen prospective tenants that do not include broadly declaring 'NO SECTION 8' in your rental ads. References, income verification, background checks, credit checks, etc, etc... the list goes on and on.

TRENTON -- They looked like any other ad on Craigslist. Great apartment! Free parking. References required. No smoking. No pets.

But authorities say the next item crossed a line.

"No Section 8."

The state Division on Civil Rights on Wednesday sent more than 30 "cease and desist" letters to New Jersey landlords and property managers they say ran afoul of housing discrimination laws by telling those who receive federal rental assistance they need not apply.
