I agree with your speculation. I think the projects will really enhance the face of down town. It's going to attract a lot of new buyers and renters. Although, I don't think it's going to be the Brooklyn renaissance that a lot of people are hoping for. I think power house arts will end up being a lot like Newport feel and demographic wise.

I'm a realtor. All of the larger developments will be luxury apartments likely starting in the $2200/mo range. The builders don't like to release inventory at the same time because they want to avoid competition; they should be spaced out enough that the market will absorb them. If a few of the larger ones happen to open up within the same three to six month timeframe, that could curb the increase in the luxury segment. Either way, rentals under $2k should be unaffected by these buildings and continue to rise.

The city planning devision has color coded PDFs of development proposals, construction, ect. The most recent I have is 2011, which is now obviously old.

That project has not started yet. The earliest would be sometime next year.

As someone not interested in moving into a highrise nor dependent on the PATH during rush hour I am somewhat ambivalent about additional development, but I like that more rich consumers will be moving in. I've read 66 stories. Bay Street will be extended to Hudson Street. Construction was said to start in 2013. Yay! More parking garages with towers on top!

Healy says the PJP landfill is an accomplishment except it was for him and his buds and NOT for the people of Jersey City. The topper is how Healy lied about the jobs it will bring. One tenant Imperial Paper of Bayonne is moving from Hook Road and bringing it?s 90 trucks and 400 employees with them. I hope they all car pool and don?t all work the 9 to 5 shift.

Peapod the other tenant is only moving there so it could be within 3 miles of it?s targeted customers in NYC. They want a piece of Fresh Direct?s multimillion dollar market. THANKS for nothing especially from the folks down Marion.
