I live on Fairview btwn Bergen and JFK. The block you are looking at is fine. Housing wise, it's a denser block, but it's mostly families and some students from St. Peter's. I have a two year old and we walk with her up and down Fairview all the time. The closer you are to JFK, it's quieter. Same applies here as it does to any other part of JC. If it's really late at night, take a cab/ bus from the path. Other than that you are really close to Lincoln Park which is awesome and you'll find that there is a growing population of parents with young kids. Good luck.

My suggestion is to drive around at night and check it out. It isn't the worst but not really safe to walk home late at night(check out all the surrounding streets because there are some not so nice blocks just west of there)

We're considering buying a house on Fairview Ave. between JFK and West Side. How is that specific block? I'll often be walking home from the JSQ late at night. We've got a one-year-old daughter. Is it safe? Is there any reason you wouldn't buy a home on this block?
