Thanks for the info. So are you recommending these blocks west of JFK...or is it they're just quieter?

Both, which by the way is between both parks

Best area in the Heights kind of overlooked. Quiet, senic, neighborly, walkable. Access to businesses but not too close to feel urban. Sherman Place, Troy St, and Carlton Ave. west of Kennedy are calming blocks to trek around on. You have the Reservoir near by for passive activities such as hiking and fishing. Also there seems to be less apartment buildings and more 2 family houses which mean more residential home owners. Oh and by the way parking isn't all that bad either.

Does anyone have any knowledge / opinion on this area? Safety, community, cleanliness, etc. I love living Downtown but has become too expensive.

Streets like Sherman Pl, Carlton, Montrose, Sanford lean towards being quiet. If you are looking at Manhattan remember that it is a main thoroughfare & a little noisier, etc.
