Not sure if you own your whole building or not...

We own a top floor unit in a small brownstone building, and the roof is deeded to us. At one point we played with the idea of building a roof deck on top, but one contractor warned us that if the roof ever leaks after the deck is built, it may get "controversial" on whom may be responsible for the repairs - the condo assoc, or us (due to "faulty deck installation"). We decided to give up the idea as it could potentially end up in an expensive legal dispute.
