Does anyone know where to find a map of the new wards? I've only been able to find descriptions of the new boundaries and am unsure which ward I'm now in, as I live on Jersey, south of Columbus.

Every description I've seen says everything west of jersey (south of Columbus) is now Ward F, but what about those who live on Jersey?

Hi -- Our building is being flagged for non-compliance again after not installing the backflow preventor a couple years ago before we moved in. I read through this thread, but since the discussion trailed off quite a while ago, I was wondering if anyone had more recent information to share.

If you received a letter of non-compliance, how is your building handling it? Has anyone gone ahead with the work recently that can share their experience? Any other advice? Has anyone not done the work and experienced any repercussions?

Drivers on Grand have no regard for pedestrians or the speed limit. I'll never understand why cars are permitted to drive so fast and with such disregard for the traffic regulations at intersections close to several schools, a hospital, and a light rail station. Crossing Grand is extremely dangerous, as I see drivers run red lights nearly every time I cross (at least 2x per day to get to the light rail). It's a huge problem, and I'm honestly surprised this doesn't happen more often.

No, we still haven't done this! The surveyor I wanted to use was busy at the time and we never called him back. We're paying $1,000+ for flood insurance premiums in the meantime. I did hear that someone on Bright street (closer to me) was successful in eventually getting a map amendment and eliminating the requirement for flood insurance entirely.

We may get to it this year ... if you find any useful information, let me know, and i'll do the same :)

This is SO not what it is about. It is about selfishness. You have no more right to the park than I do, and I cannot tell you how many times I have walked my dog to the park with the intention of letting my dog roam (leashed) in the designated areas and have had to stop dead in my tracks and book it back to the sidewalk because there are unleashed dogs playing/running/roaming. Sometimes the park is deserted aside from these unleashed dogs. I am very careful to scan the park for this before entering. My dog does not always interact well with other dogs when she is leashed, and I can only let her in the dog run under certain conditions. People flouting the leash rules don't even consider the fact that they are preventing responsible dog owners from enjoying the park as well OR that my dog could very likely HURT your dog if I do enter the park and your leashed dog approaches mine. I do not understand how these dog owners don't realize that not only are they acting rude, selfish, and entitled, but they are also putting their own dogs at risk. If I was not so conscientious, your dog could be injured, and guess who would be at fault?

The next time you are playing with your dog unleashed, in an empty park, thinking you are not affecting anyone else, think again. You probably didn't see me walking by on the perimeter, having to change my route and plans upon seeing you in there.

Additionally, these unleashed dog are often not as obedient as their owners think they are. Numerous times, when approaching an unleashed dog, I will cross the street or leave the park, only to have the dog dart after mine, toward or into the street, while the owner is frantically yelling at their pet to come back.

I have to agree. CT drivers are nuts, especially on the Merritt. The freaking road is two lanes and twists and turns and if you aren't driving 85, people tailgate you and flash their lights. I had the temerity of only driving 80 one night and had some A-hole rode on my ass and beeped his horn and flipped me off when I got out of his way. Just anothe reason why I hate CT.


Not to justify speeding or honking/giving the finger but it sounds like maybe you were riding in the left lane, which is supposed to be used for passing only.

water back up

Is anyone else having problems with water back up? I live on Jersey near Grand, where the city comes to regularly clean out the sewer. They came last Thursday and did this, but water started seeping in on Monday through the bathroom sink and then throughout today even though there is no rain. Our plumber says they sometimes clog the main drain as they are cleaning it.

Just used John Estes for my condo inspection and cannot speak more highly of him. He was quick and thorough, and he helped us find several issues that the seller gave us a credit to fix. Very familiar with the area.

Does anyone know how to determine when the last assessment was made on a property?

I recently bought a condo downtown. It is a 100+ year-old building, but the kitchen and other parts of the interior were completely renovated within the past 5 years. I would assume it was reassessed when those modifications were made, but is there any way to check this and know for sure?

Called someone at Millennium Electric & Alarm in Hoboken who was extremely difficult to talk to and rude.

EDIT: I did just find this. It's 201-222-0148 for anyone else looking.

Just called, and they could not have been more helpful or friendly.

Elevation certificate

Our building is pre-firm and has no elevation certificate. I'm in the process of obtaining flood insurance required by the bank, and if the Elevation difference is anywhere from 0-4 (not sure what those numbers are measuring), the premium would reduce drastically. If it is -1, it would more than double.

1. Has anyone obtained an elevation certificate in downtown JC (even better, in Van Vorst area)? If yes, could you tell me what it showed?

2. Any recommendations on where to go to obtain one?

3. Approx. cost?

chiefdahill says that Fannie and Freddie are requiring "an HO6 insurance policy or "content coverage" for all condos and coops. They require a separate policy equal to at least 20% of the appraised value to cover the contents of your unit. Some condos have a limited content coverage under their master ins policy so you may get away with less."

We are under contract for a garden level unit downtown. The NFIP considers it a basement because the floors are all below ground level and will not insure it. Has anyone experienced a problem with this before or have any advice?
