To clarify a point of confusion, the paseo involves NO eminent domain. Should the City choose to have a paseo, the property would be PURCHASED at fair market value from the owner.

The lawful exercise of eminent domain ALWAYS involves the government paying the land-owner "just compensation", i.e. fair market value for the property in question. There are always disputes about exactly what FMV is, but that is typically the case whether acquisition is through eminent domain or not.

I have no feelings about the "paseo" one way or another, and zero interest in defending it or justifying it. But suggesting it will somehow have a negative impact on Newark Avenue foot-traffic is alarmist and silly. There are plenty of more legitimate criticisms about the proposal than that one.

I absolutely agree with you - some development is better than none, but what came first the chicken or the egg?

If Newark Ave between Jersey Ave and Brunswick was redeveloped, wouldn't it "get less seedy?"

Especially with the new Fields housing project on Newark just across from It's Greek to Me, in full swing, you would think they'd want to continue the development westward. Brunswick is a definitive stop to Newark Ave in terms of the downtown area, it would look strange if the redevelopment ended at Jersey.

Considering that Skinner's Loft, Sewadee, and Ox have all opened within roughly a year of each other, and businesses further west on Newark have struggled or closed (Kineret Israeli Deli, Pop Merrigan's), it's only fair to reward the area that has seen successful investment already.

It's always a zero sum game, and with limited funds available, I'd rather see the money spent well on a full redevelopment (paseo notwithstanding), instead of spreading the funds out and doing a half-assed job.

It's coming, folks. Not as quickly as some might have hoped/thought/felt entitled to during the boom when they bought. But to use a tired expression, it's a waste of resources to try to, well, put lipstick on a pig.

Yes the plan only calls for it to go up to Jersey ave. The money, about 2 mil, is coming from a DOT grant. The city, with the help of the HDSID is fighting for more money to extend the project. The city requested and was granted an extension to seek more cash from another grant, UEZ and yes, perhaps the city may even put some money into it.

Well, I would think that taking improvements all the way down Newark Avenue to Brunswick would be a much better way to "redevelop" Newark Avenue than building an expensive detour off of Newark Avenue via a covered alleyway steering foot traffic back around towards Grove Street. I know it'll be great for building owners in that first block -- and for new renters and Condo owners in the towers -- but it does nothing to improve Newark Avenue Downtown!

Sounds like somebody is a property owner near the western end of Newark Ave downtown. I'm sure GrovePath would be complaining if the two blocks of Newark Ave near him were selected for redevelopment.

The plan does improve Newark Avenue downtown. Part of it is better than none. When Newark Ave west of Jersey gets less seedy, it'll be redeveloped too.

Oh, and where's Grand Ave.?

Go burb if you choose, but don't say you had no choice, your attitude towards the city at large is a reminder why employee residence would be a good thing.

Jersey City Schools, fraught with all the problems of the Jersey City School Board and the years of City/State control issues, should limit the pool of qualified educators to only those who already live in Jersey City or those who are willing to move to Jersey City? Because 12 students in a decade got away with screwing the system?

I'm all for rational employment limitations in certain circumstances, but if the JC schools are ever going to improve, adding an extra, unnecessary, considerable hurdle to attracting talented teachers and administrators is absolutely not the way to achieve it.

And I happily and proudly live outside of the downtown "Green Zone", from which it's so easy to tell folks to eat cake.

Give me a break, any dumb-ass with basic communication skills can be a realtor.
Their only motivation is their own greed for commissions, like the Banks and used car salesmen.

If you're itching to spend money, rent for a year and buy some furniture. Lets see what happens after the elections and what they have planned for us.

So wait a minute, when you ask for your paycheck, you're a hard-workin', blue-collar, salt-of-the-earth hero, but when a realtor asks to get paid the fee that they openly negotiated with their client who signed a contract to use their services, they're being "greedy"?

LOL.

Thanks Robin, but from the look of the website the price point might be beyond what we're willing to pay. Not to mention it's quite a shlep to get there!

Fasteddie, don't let the kudos for your "predictions" go to your head.

So you don't want the job done by "hacks", on antiques over 100 years old, but you don't want to pay professional prices and you're only willing to travel within a small local radius?

Good luck!

The chalk board at Lucky 7 still has "THE STEVE FULOP FUND RAISER" written across the top of it.

Folks I know who went and paid their $25 cash thought they were raising funds for the referendum initiatives. That's certainly an odd thing for the chalk board to say.

The guy mentioned that he didn't know what he would do with all the space so obviously it wasn't such an issue for him. If he lived in downtown JC he would have a crime free 15 minute commute. Living in the Bronx he will have a much longer, less pleasant, and potentially crime ridden commute and neighborhood. Cheap square footage is not everything.

Also, the $265K comes with an additional $1K/month maintenance. That translates to about another $100K on a mortgage. One can buy a house in JSQ or a small 2 bedroom downtown for $365K - both close to the PATH.

One actually gets an income tax reduction for rent in NJ but if paying $2.5K/month to live in the Bronx makes this guy happy, good luck to him.

Where can I get a 2BR downtown close to the PATH and "crime free" for $365K? One that doesn't have property taxes on top, and has heat/most other utilities included (as most NYC co-ops do)?

Where have you seen street signs in Jersey City that say "Henderson Street"? I'd love to take a picture of one, for posterity!

Can the City ticket or tow somebody for parking in a private parking lot handicapped spot? I thought that was a private matter between the business owner and the person parking, and that the city only issues the citations for parking along a city-issued curbside handicapped spot.

Please correct me if I'm wrong.

Also, I don't think the "pregnant" spots are in any way enforceable, and work on the honor system only.
