You have to pay them because they are off duty. I don't have a problem paying. I just don't find fair when it reaches this absurd....
Ofcourse a lot of builders get deliveries without getting a cop but if they get caught, you get multiple tickets close to 580. This is why major supply houses won't deliver to JC unless you have an officer present.
So, you either pay $200 for a 15min drop off or risk getting tickets up to 580

The Cop is not delivering anything. You have to get an off duty cop when you get deliveies to a job site.

I paid, Because I hire a lot of officers for deliveries. I am all in favor of having officers for deliveries at jobsites. But a 15 min delivery doesn't warrant a 200 price.

Ring, ring??

Me: Hello?

Jersey City Police Department: Hi Ben, this is Officer X from the Police Department. I am calling about the officer you had at your job site for your delivery yesterday.

Me: YES?..

JCPD: You didn?t pay him enough. You owe us another $40

Me: Officer, I paid him $160 which is a 4 hour rate (Jersey City has a 4 Hour Minimum), although he was only here for a quick 15 minute delivery. I didn?t even complain that he was 2 hours late?He was supposed to be here at 12. So, I don?t understand, how did I not pay him enough?

JCPD: Well, they get Time and Half after 4:00PM. I understand that he was late but he technically started at 2PM. So, from 2-4 he gets $80, and from 4-6 another $120.

Me: Come again...?

JCPD: I know he should have been there at 12, but he was late. It still doesn?t change the fact that he started when he did, which is 2PM. AS you know, according to the Union Rules, we have a 4 Hour minimum, so he technically worked till 6PM. And after 4PM, they get time and half?.

Me: Are you listening to yourself?

JCPD: haha. I don?t make up the rules Ben.

Me: I understand that, but 1) you want me to pay for a 4 hour service, which was only 15 minutes; 2) you also want me to pay time and half for a time the officer had already left; 3) and ignore that the officer should have been there at 12 instead of 2pm?

JCPD: Yes

Me: and you wonder why investors refuse to do business in this city? Why last year, you came close to laying off 80 Officers because of budget cuts?

JCPD: I know it sounds ridiculous.

Is a Mixed Used Building Rent Stablized? (5 Units in Total)

I am trying to move into a mixed used building that has 4 residential units and 1 commercial space. Does anyone know whether my rent would be protected under the rent stabilized laws in the city?
