Re: 'Very unusual' Jersey City house for sale

I thought the Van Vorst House on Palisade held the title as oldest house in the Heights.

There are a couple of these in the Heights and I am always so curious as to what they look like on the inside (see also: the red brick castle-y looking house with the turret at Griffith and Palisade).

I saw this listing on Zillow a few weeks ago and started laughing out loud. On one hand, it is very hoarder-y. On the other hand, it's like walking into a time capsule. I'm in awe that they just rolled with the olde-timeyness of it.

It's Me Casa, Incrediballs & Chopping Block that have been in the Heights on Fridays for the last two weeks. They're always in front of Palisade Liquors and at least last week, the Distillery Gallery opened up to let people sit in there and eat since it was raining.

Incrediballs lives up to its name, I haven't tried the other two. Also, El Chilango seems to now be in the Heights daily in front of Palisade Liquors.

We live in front of Riverview Park in the Heights. It's a 15 minute 87 bus ride to the Hoboken PATH in winters, just under a 20 minute walk to Hoboken PATH (1 mile) in summers, or I take a direct jitney to PABT in about 15/20 minutes depending on the traffic. The transport options I avoid are 123-basically 87 or the jitney is just faster on the way in-and Light Rail, because walking to LR and taking it ends up slower than just walking to the PATH or rolling out of bed and opening my front door to the 87 bus. 123 is fine on the way out, back into JC, though.

The trash situation on Palisade is unforgivable but otherwise the community is really nice and the homes are gorgeous (usually on the inside, ignore the ones that still have the terrible siding!). In terms of night life etc, we're more likely to go down to Hoboken to eat out or hang out than we are to head over to downtown JC.

We Uber or Lyft it back from Hoboken PATH if we're out late in NYC.

I know there's some powerful Heights hate on JCList, though!

We live in the Heights with a car with no dedicated parking. Our spend on tickets went down significantly after my husband moved to a project that didn't have a public transport option nearby-we now avoid the alternate side street parking issue entirely. Before someone or other would be running late to a meeting and it would fall to the bottom of the list before trying to hit the jitney. I'd recommend trying Zipcar/Uber unless you need a dedicated car for commuting purposes like we do (needing to go to job sites). Alternate side parking is not as tiresome as it was in NYC and Queens but it's a) definitely starting to get more difficult b) we had plans to get a new car this year but are holding out till we find a dedicated spot we can rent. Between the parallel parking dings and the time some drunk kids smashed the side windows of every car on the block, we don't feel like having a nice car in the Heights. If you are ever going to buy one, buy something you don't mind getting beat up.

Have you considered the two charter schools: Learning Community and Ethical Community? Learning Community is ranked much higher than Ethical Community but we have neighbors who have kids in each one and are happy.

PS 27 is apparently getting much better, but otherwise most of the schools in the Heights have really low ratings on Great Schools. The best "public" elementary close to the Heights is Union City's magnet school, which is run out of Weehawken High School and not available to Heights residents, or the public elementary, Cornelia Bradford, which is likely to be difficult to get into.

I think there would be strong interest in a nice fitness studio. I honestly don't like the brand, but I think there's enough people in the Heights who'd shell out for a Crossfit type place now. The closest one requires a walk down the 100 steps to Hoboken. Plus, having done Crossfit before, you'd benefit by being close to the track and reservoir for the outdoor runs and boot camp shit. You could also consider partnering with the yoga studio, or letting an independent zumba instructor come in for classes sometimes or whatever.

If you get a place that has easily accessible parking I think you'll have a lot of success because you can also target Weehawken and the growth in the nice condos/apartments along Palisade Ave in Union City. When I was looking for a house in these three areas I asked my real estate agent about closest gyms and she said most people get a membership to some place in Hoboken and never use it because they can't find a place to park easily.

My house to the Hoboken PATH is 1 mile. Are people in downtown that decrepit that a mile takes > 20 minutes.

Here's a handy Google map: 1 mile people! And on a bike it is literally downhill all the way.

I have to say that the myriad parks, combo of Pershing Field pool/rink, all the little martial arts studios and the kids-related businesses in Hoboken make this a super easy place to raise kids. My husband and I walk my niece and nephew around to all this stuff because I'm always giving my in-laws gift certificates for local kids classes for Christmas/birthdays.

Living in Riverview (or the tail end of Union City) is pretty much the same as living in the back half of Hoboken, but at half the price, which makes/made it more accessible to a more diverse crowd than Hoboken. Most people in the new, hilariously named "Upper Grand" neighborhood of Hoboken are also taking the bus or HBLR, not walking 20 to 25 minutes to the single PATH station. The Heights, at least, has the advantage of the jitneys over NJ Transit...the 123 and 126 bus lines at PABT (filled with Weehawkenites and Hobokenites) are awful and I'm glad I don't have to stand in them regularly. The HBLR is pretty much choked these days if you get on past 8:30 am/2nd Street.

Also, if you live within a 5 minute walk of the 100 steps, your walk to the Hoboken PATH is actually sub 20 minutes. It also happens to be a 5 minute bike ride, another option I like in the summer.

Did anyone see that the awesome single family house right next to Modcup was on sale this year? We don't need the space, or another house, but we came so close to buying it just for the view. I really envy whoever nabbed it. I'm calling first dibs on the Van Vorst farmhouse as soon as it comes on the market, though.

The Heights has a friendly, relaxed, artsy vibe (for now). The houses are actually really nice...on the inside. Too much garbage on Palisade, still. And the schools are still crap, except 1, which crept into the range of mediocre. If you move in, consider joining the RNA, it's a good place to get involved and meet others.

The other neighborhoods I was very tempted by were Astor Place and Weehawken.

Sweets, I sent you a PM with a link to the schedule. I posted it in my blog which is under my real name-I didn't want to post it here on account of being lazy. Here is the schedule though:

Stand on the side of Palisade going towards Lincoln Tunnel at any bus stop or corner.

Not all jitneys go to New York, most are going to Bergenline or Newport. New York jitneys are marked NY on the front of the bus.

The Palisade NYC jitneys just shadow the 123 bus in terms of schedule. They tend to beat the 123 by about 4 to 5 minutes.

Your chances of getting a seat on a jitney are much lower if you get on AFTER Riverview Park-they will open the door and tell you to wait for the next one unless you tell them you're getting off in Hoboken right before Lincoln Tunnel.

Schedule for morning jitneys. You have to gauge the time based on the arrival of the 123 bus at your closest stop, or the stop yo you want to be picked up at. You can get the real-time arrival schedule by walking to the bus stop and texting the stop number 123. The earliest jitney we've seen in the morning on Palisade is at 6:15 right before Riverview Park-so in front of Modcup by about 6:16 to 6:17. There are also jitneys in front of Modcup at 6:45 am, 7:00 am, 7:30 am and 8:15ish. I think the last one is around 8:50 but I've never gotten on it.

Jitney pickup in NYC for Palisade Ave is very close to the PABT almost directly in front of the Hilton Times Square at 41st and 8th. The jitney doesn?t leave till it fills up completely-just stop and confirm with the guy that it's the jitney that is going to JC Heights through Palisade Ave. If I remember correctly, the return schedule is something like 5 pm, 5:20 to 5:30, 5:45ish and 6 to 6:10. My husband claims that if you get there past that last 6 ish something jitney that you have to switch to the 123.

The fare for the Jitney is $3 into NYC and $2.50 on the way back. On the way home, when you want to get off scream the Palisade intersection from your seat on the bus ("Stop at Hutton please!")

I hope this helps and welcome to the Heights.

(For your exact timings go to your closest 123 stop before your first commute and ask people standing at the stop. This is how we figured it out)
