Help regarding 28 Bright Street Construction

I own one of the buildings between Grove & Grand. Back in 2015, construction on 28 Bright Street (Parking lot being converted to condos) caused a neighboring garage to collapse and caused some major headaches in the neighborhood. A few days later, i found 3 crack gauges/meters glued to a few cracks outside my building. It wasn't just my building, someone had installed these crack measuring gauges all over the block (Bright/Barrow/York/Grove). Later I found out that these meters were installed by the developer of 28 bright street (via an engineering firm) to ensure that the collapsing of that garage is not causing further damages to the neighboring building.

I am try to get some documentation from the city on that and any concluding study/findings from that engineering firm but not having much luck. Anyone have any insight on what's the best way to move forward? Thank you very much!!!

Anyone in JC participated in the Basket Ball league? League games are once/week for a total of 7 games. Seems decent enough and the games are played at the Bright Street Public school. Just wanted to hear some feedback before I signed up for $150.

You had nothing positive to add to the thread. It's one thing if you suggested a few place and then you ended up making those comments. It would have been funny and well taken. Otherwise - you sound like a troll.

Thanks JCneighbour...appreciate the feedback and you are spot on. Finally got someone to watch our two year old who is definitely in his "terrible" twos.

@Irish - appreciate the advice. Judging from your response, maybe your paycheck doesn't allow you to hit up places like the others have recommended on this forum. Either that or no one taught you how to appreciate a woman in your life when you were growing up.

Bamb00zle - instead of going thru the demanded reports/fixes, I have filed an appeal with the JC Construction Board of Appeals. I want someone to explain to me what these regulations are and how they differ from the Green Card inspections. My hearing is probably scheduled for the 3rd Wed of next month. Will let you guys know what comes out of it....such a waste of time.

Van Vorst park association actually has setup a first look at the course trip this Saturday, May 16th. I was able to get in that field-trip. Will update everyone after my visit.

For these -

1. Submit Fire Alarm Report - Annual NFPA-72

2. Submit Test Report for Battery Operated Smoke Alarms

3. Submit Test Report for Carbon Monoxide Detector Alarms


I was told to "test" the smoke detectors and fire alarms myself and fill out a form (can be obtained from the FD office on Marin Blvd) notifying that you have tested these alarms and confirm that they work and then get that form notorized. That's all you have to do for #1 thru #3 violations.

@jcindividual - I've filed an appeal regarding these 4 violations as i didn't think it was justified. There is a $50 fee to file for an appeal (go figure) but I am willing to take my chances. My firefighter neighbor said to ask for postponement as many times are possible and sooner or later the city will forget about it as they don't have the manpower to keep up with these type of "issues".

No tenant troubles at all. We had a PSE&G issue where PSE&G never replaced the regulator for the gas line and there was gas leak because of it. I am wondering if everything is stemming from that incident.

PSE&G was negligent where they only replaced my meters after Sandy and not the regulator which caused the gas leak 2 years later.

Folks,

Received a certified letter from Jersey City Fire dept notifying me of "notice of violation and order to correct" per the Uniform Fire Code. The exact violations are:

1. Fire Escape Engineer Report required
2. Carbon Monoxide/Smoke Detector Test
3. Non-Life Hazard Use Fee - $135
4. Provide Access for Inspection

I've owned this property for 3 years (downtown JC) and never received anything like this. Moreover, I have spoken to my neighbors who have been living there for 30+ years and they have never received anything like this in the past or now. I am wondering if anyone is aware of this new money generating scheme that the city has come up with. Thinking about fighting it so any insight from anyone would be greatly appreciated.

BTW - the fire escape inspection is another $300. Thanks!

Thanks dtjcview....I assumed that my neighbours haven't been reassessed which could be the reason that i am paying higher taxes compared to the others. Is there any way I can appeal and have the city lower my taxes to match theirs under the reevaluation is done? I've been hearing about this reeval for over two years now and nothing has been done. Not trying to cause problems for others but I hate to pay higher taxes for a 3-family house when the neighbors own 4-family houses and pay less than me. Any advice would be appreciated.

Property Tax Assessment

Hey guys - hoping someone can help me understand how property taxes are accessed in Jersey City. I get that the assessment consists of two parts - land value and live-in space value and then the city charges you some percentage on that value. I bought my house in 2012 in downtown Jersey City and there is a row of about 7 houses that are identical to mine in terms of land value. My property however has been assessed at a higher live-in space value compared to my neighbors. As a matter of fact, one of the houses next door was entirely gutted and re-done and they are also paying about 40% less than my property.

Can anyone help me understand why that is? How can 4 out of 7 houses pay 40-50% less than what i am paying when we all have the same layout including the house that was entirely gutted, totally re-done and is now on the market for close to $2 million.

Where exactly are the concerts? Near the railway terminal or all the way on the other side of the park (near the picnic and BBQ tables?) I believe it's near the railway terminal but would appreciate if someone can confirm.

Love this concept of fireworks in our own town!!
