Well, the parking lot in question is not a back yard lot but rather a large "business". The property is 100% parking lot and doesn't have any structure on it other than the attendant's shed. I believe used to be a city lot before it was sold to the private owner...it holds about 100 cars at max capacity, has a "Park" sign at the entrance, etc. etc.

Still no legal requirements to maintain a safe lot?

Out of curiosity, is there any enforceable requirement for a private parking lot owner to plow and salt the lot?

There are other seemingly open private lots near by that are better maintained, but I don't see a way for me to find out who to call to rent those spaces. The only sign posted in those lots is a towing company sign and they rarely have more than 1 car in them whenever I see them.

Well, the upside is that during the hours I usually come home, there's a space for me. Before I started at this parking lot I used to street park. At between 6-7pm there are usually no street spaces within a 3 block radius of my house, and it took 15-30 minutes to find one more or less every day.

I currently use a parking lot in Jersey City with a lot of management problems and I was wondering if anyone has any suggestions for anything I can do short of leaving the lot. The lot is privately owned and the issues are as follows:

1. The lot is over-rented and on occasion during the day and frequently late at night, there are no spaces left.

2. The lot is not maintained. The pavement is severely cracked and there are potholes the size of large cars. The lines have gotten so faint that it is difficult to see where they are, resulting in people using up two spaces worth of space in the lot. They do not plow or salt the lot when it snows until cars are completely unable move from being buried under the snow.

3. There are drug users that frequently hang out in the lot, or groups of men drinking alcohol

4. The owner's bookkeeping is miserable. Several times, he's contacted me asking about where my payment is when my online banking already shows the check withdrawn from my account.

5. The owner never picks up his phone, office or cellphone, and messages left on his voice mail are never returned.

Unfortunately, this is the only rentable parking lot within a 5 block radius of my home. I'm not sure if there's anything I can do other than just deal with it but I was hoping someone had any ideas.

Not sure if you're willing to commit to a biweekly CSF share, but Village Fishmonger has a drop off in Jersey City at the JC Food Coop.

Most if not everything is wild caught and pick up is at St Paul's Lutheran near Five Corners.

Wonder Bagels on Bergen and Fairmount?

I think I saw a "coming soon" sign for Wonder Bagels on the corner of Fairmount and Bergen in McGinley Square. Anyone have any information on this? I had one of the bagels from the Sip ave shop the other day and was quite impressed...

I had a similar situation earlier this year in buying my condo where Fannie Mae denied the mortgage I was applying for through Investors Savings Bank. Reasoning was "less than 50% was owner occupied" (It was *just* under half owner occupied, which was rather annoying as I was told they were including the 2 other units for sale at that point as renter occupied, even though both have sold since and is now occupied by the owners)

Basically, Investor's changed gears on the news that fannie mae denied the loan and had me reapply for a different type of mortgage that had MUCH stricter paperwork (e.g. original signature/no photocopied signature requirement on all documents, additional bank statements, additional proof of income, etc) but in the end allowed me to purchase the condo.

Make sure though that even if you pick a bank that you know can offer a mortgage in these situations, that they know that another bank denied the mortgage and why they denied it. The bank that you find may have more than one type of mortgage and may have to chose one according to your needs.

So, the people at Main Street Development Company are not picking up their phones, responding to voicemail messages or emails. I've called about a dozen times this past week with no response whatsoever.

Even if I can get a hold of them, after this, I don't think I want to rent there because If it's this hard to contact of them, I don't know what I would do should a problem arise once I rent a space.

Does anyone have any information about one of the two lots on the corner of Fairmount and Bergen?

Any off-street monthly parking in Mcginley square area?

Does anyone know of any monthly off-street parking, parking lot or garages in the McGinley square area? The closer it is to the Duncan avenue block between Bergen and JFK the better.

I know there's a parking lot at the corner of Bergen and Duncan but I can't seem to get ahold of anyone running the lot.
