Yes Morris Canal will be a lot easier to get to/from. The festival is noon to ten, so I assume fireworks will start by 9?

Does anyone have more info on the Jersey City fireworks? Where are they going off and where might they be visible? Surf City or Maritime Parc, or only in LSP? Thanks

Thanks Kelsey. Logically, is it the property owner direcly adjacent to the messed up portion of the sidewalk who is responsible?

Sidewalk - Coles St.

The east side sidewalk on Coles St., between Pavonia and 9th, has become exceedingly treaturous due to the large tree and its roots. According to City Hall, the City is not responsible for repairing sidewalks, but rather, residents must pay for a contractor to remove trees and fix sidewalks. Can this be true? Does this mean I can freely remove trees that I don't like? How can this be?

Does anyone know when that building will be done, and if it's rental or condo?

Hi, can anyone recommend a reasonably-priced landscape designer who can can help create and execute and design for our small-ish backyard. I need someone who can advise on what plants will grow best, including some produce, container vs bedded plants. I am looking to incorporate some Asian aspects as well. Thanks for your thoughts!

This is very clear Brewster. Last question, when will everyone know what the new tax rate is? January 2013?

Thanks for the info!

It sounds like I should confirm with the Tax Assessor's office whether this property has already been revalued (as distinguish from the normal yearly assessment).

I called the Tax Office and they said I had the 2013 effective rate. The broker doesn't seem to know either. This seems contrary to what I've read -- that the new rates are effective January 2013. This is all very confusing!

And, will all properties be revaluated by 2013?

Buying property - Tax reassessment

Hi there. We are looking to buy a property in Hamilton Park. Is there a way to ascertain whether the property has already been "reassessed" (revaluated)? And, is there a way to know what the 2013 "re-valuation" amount will be? I assume the current owners have been informed by now, of the 2013 revaluation, but they have only disclosed to us the 2012 taxes. Many thanks.

Thanks for the recommendations! Would you believe I haven't taken care of this yet? The dress is very fine lace, so I'm a bit reluctant to take to a normal dry cleaners, but thought there might be a bridal specialist in Hudson County (assuming this is a cheaper option than Manhattan).

We picked up some tacos today (black bean, chorizo and chicharonnes). They are very tasty. Fresh, spicy, really yummy. So psyched to have this place.

Appreciate The feedback. There are pluses and minuses to both, that goes for the two apartments as well. Tough decision. What is particularly shady on Wayne bw jersey and barrow? It looked okay to me the other day? I'm leaning towards HP even though the apt is not renovated because it is right on the park.

My husband and I are facing the same choice between VVP and Hamilton Park. We are coming from Manhattan. We initially looked at a big 2BR in Liberty Harbor, but we on our way to the leasing office we walked through Hamilton Park. We love the quiet streets, the park and the general vibe. The apartment is bigger (though older and not renovated). The VVP apt is smaller (by a lot), but completely renovated. It's on Wayne Street, one block west of the "sketchy block between Jersey and Barrow." Is Wayne St. very sketchy? Jersey Ave between Wayne and Columbus didn't look so great. It's closer to the Path than HP, but is it safe?

Agh, can't decide!
