+ Interest rates are at an all time low.

+ Seems like we are at the bottom in regard to pricing.

+ Paulus Hook is a great area for a family.

+ You get tax breaks.

- Taxes are HIGH

- Your taxes may go up because the state of NJ is broke like every other state and they will get the money from raising property taxes.

Happened in Hoboken a few years ago to the tune of about a 40% increase at one time. That's will harsh your monthly cash mellow.

All in all, if you can do it and have a longer horizon, sounds like a good idea.

@landshark. Actually, it was inaccurate for me to say it's "OK". I think it's very good school but public schools have better funding and resources in general. My child gets very bored with the aftercare and he needed some tutoring and unlike public schools we had to seek alternative solutions outside of the school. But I would definitely recommend the school.

Thought I would post about our dinner experience at Lisbon 2 recently.

Our dinner:

Filet on the stone: Really good.

Garlic Shrimp: Excellent

Lobster and King Crab Legs: Meh

Shrimp Croquettes: Really good

Service: Fine

Decor: Tolerable. Not a date place if you are trying to impress.

Portions were big and of most of the places I have eaten in the Paulus Hook area, definitely one of the best if not the best for value and quality of food.

Hello, wanted to get some information about Cornelia F. Bradford No. 16 Elementary School. We currently have our son at OLC and it's OK but aren't overly thrilled with it.

We live down the block from No. 16 and wanted to know if anyone has experience or information about the school that they would like to share.

Foundry + Dropping Prices

In our continued quest to find the optimal living scenario we decided to go to an open house at The Foundry Lofts by Liberty State Park.

The good.
1. The price for a 1700 sf 2BD/2B condo is priced at 350k but is *negotiable*.
2. Not a horrible commute to NYC.
3. A few stops to my kids school on Marin.

The bad.
1. The renovations look really cheap.
2. I know there has to be a mice problem.
3. Neighborhood has lousy amenities. (but we use Fresh Direct anyhow).
4. As most of the units are rented, what could the worst possible scenario be for buyers?

Insight? Have you lived there? Do you live there?

I lived in NYC for 17 years and people looked at me like I was nuts when I was considering Jersey City. Once our son came into the picture, Manhattan was out. We looked at every outer- borough and a few of our friends lived over here. We decided to give it a go and really like it. I know that may be hard to believe but it's true.

Brooklyn is "trendy", "cool" and "hot" but it's overpriced and over-hyped. I would take the commute we have here to almost any of the outer-borough commutes to Manhattan...

We could care less about what "people" or the rest of the country think about NJ. ;)

JC to Bayonne???

I posted "07306 or 07304" a few weeks back and we have now extended our area to Bayonne.

The criteria is the same in regard to school and concerns about commute time to Midtown NYC.

From what I know there are good Catholic schools and I heard great things about the summer program at the JCC (for our 7 yo). We would try to get something close to the LR.

Any input or feedback would be greatly appreciated.

@jerseymom. Without a doubt. I had a friend in Hoboken who had his taxes go up 40% not so long ago. That's insane.

My wife, son and I currently rent in Paulus Hook and are paying 2500 a month.

We want to buy in an area that we can afford and are looking in the 300k range for a 2-3 bed 2 bath and I've seen a few places in the 07306 and 07304 areas. I know very little about these areas and obviously know I will have to really check it out.

My wife works in Manhattan and I telecommute so we need something close to public transportation. Also, we want to keep our son in Catholic school (he is currently at OLC and would want something similar).

We don't want to live in a rough area. If anyone has any insight into the different zips it would greatly be appreciated.
