The Van Vorst neighborhood is one of the safest neighborhoods in JC and it has the convenience of all the amenities you need at your footstep. I've lived here for 5 years now and never had an issue. In the past, there have been issues here and there on Wayne, however a lot of that seems to have gone away in the past year or so as the neighborhood is being gentrified even more.

Hope this eases your minds a bit. Welcome to the neighborhood.

Does anyone know if a private citizen can get a copy of their property survey (i.e., boundaries, lot size, etc)? If so, would the JC building department have it? I unfortunately misplaced my copy and I'd like to potentially put an extension and need this information.

There are many factors a landlord takes into account prior to raising the rent. If heat and hot water included - fuel costs in the past few years have increased exponentially. In addition, in the past couple of years, property taxes in JC have increased >10% percent per year. So, if the rent was covering the landlords costs a year or two ago, may not be the case anymore. Most often, tenants jump to the conclusion that the landlord is just trying to make more money but most often that is not the case.

providing the percentage is misleading. An increase of 6% may be high but it really depends how much 6% equals to in dollars. Six percent increase on $1500 rent is not bad, but I can see it to be an issue if it's 6% of $3000.

Had a similar situation with A1 myself when I rented an apartment in Paulus Hook. They charged me $75 for a one nail hole that I had missed. They also tried to charge me $250 for a cracked tile in the bathroom, but I had proof by providing the copy of the pre-move in inspection document detailing that the damage was already present. They are complete crooks and try to charge tenant after tenant for the same damage. There were a couple of things they tried to charge me for as well but I don't recall. However, I do recall it took me several months to get most of my deposit back. I've been a renter and am now a landlord and their practices are deplorable.

God forbid downtown Jersey City becomes a vibrant neighborhood where people want to visit and spend their time and money. I really don't understand people sometime. If you wanted to live in a quite sleepy neighborhood then move to burbs. Last time I checked, JC is a city and I for one say bring it on. The more amenities, shops, restaurants and activities the better for both my quality of life and property value.

That's absurd. So, if there is a rabid raccoon (which is a public health issue) in Septemer they would deal with it but not in May.

I just called a private company and I received a quote for $425. That too is absurd.

There has been a large raccoon in my backyard (downtown by VVP) that has been coming out during the day and has been pretty fearless. I've tried to scare him away several times by waving a broom but barely budges. I have a 3 yr old child that likes to play in the yard but now I'm afraid that the raccoon can be dangerous .

I called JC Animal Control and they told me that they don't handle removal of raccoons. I was really suprised. What the hell do they control then - cats and dogs? I asked what if it was rabid and she ignored my question. They suggested for me to hire a private company. Does anyone have any recommnedations?

I just removed a large tree (including stump) and had another large tree trimmed about a month ago. I used Family Landscaping (973-296-5246 - Ask for Alex)
and by far they were the cheapest, in fact, they were half the price of the other 3 quotes I received. They were great and highly recommend them. They are quick (in and out in a few hours) and definitely cleaned up after themselves. Since the trees were in my backward, all the wood had to be carried through my garden level floor to the front. It was a large job but they came prepared with 6 guys.

The place is uninviting. Even if it's clean inside, the are perception is that it's dirty. The business has been there for 2 years now and they still have a ghetto banner as their signage. Food is good but it's not a place I'm going to take my family or friends to eat.

Come on...that's a bit extreme. I have a 2 year old, so are you telling me that I can never own a dog because they'll catch some disease? That's absurd. I don't have a dog now but my parents had one all my life and have made it through my childhood without catching any diseases.

Do your child a favor and get him/her out of the sterile bubble you have them living in and maybe then they can build an immune system.

Try Family Landscaping (973-296-5246) based out of Newark and ask for Alex. I just had about 450 sq/ft of lawn installed. They churned my soil, fertilized and installed new sod for $500. They come with a team of 3-4 guys and are in-and-out in a few hours. The employees are nice guys and they clean up after themselves since they had to drag the sod through my garden floor to reach my backyard. My yard now looks like a million bucks.

Anybody knows anything about the Gypsy Grill near Newark/Jersey and when they will open? Looks like they will be serving middle eastern food. Definitely looks nice from the outside. I glad to see the storefronts getting a nice make over one by one.

I don't understand why everyone is always negative anytime someone wants to improve the image, quality life or amenities of JC. I whole-hearted agree to this concept. The city needs to have something for others to actually come too. This would trickle down by the ways of added revenue to the city as well as increased property value (see Brooklyn). This proposal in conjunction with the Powerhouse building made into a cultural center / shopping center would be great. Actually, I would even go further and hope that someone takes an underutilized pier at the end of 6th street and build an indoor/outdoor market similar to that of Terminal Market in Philly, Pikes Market in Seattle or Granville Island in Vancouver. The closest thing to it in NYC is Chelsea Market, but it pales in comparison to those I mentioned. Anytime you go to one of these places, they are absolutely packed with tourists and locals. That equals $$$ for the local community (and jobs).

Does anyone have recommendations in where I can go to get a antique glass panel in a door with etching? I have a double door with matching etched glass in the foyer of my brownstone. Unfotunately, one just broke and I'm desperate to find a replacement or worse case have a replica made. Any advice would be greatly appreciated.

Has anyone else notice an recent uptick of graffiti in downtown? This is one of my pet peeves. It seems to me that there is one or maybe two individuals since the same tag is repeated. Do the police try to apprehend these people?

Went there last week with my wife and 2 year old and had an excellent meal. The ambiance, service, price and most importantly the food were excellent. Try the risotto and gnocchi - very good. I'll definitely be going back! By the way, the lunch menu also looks excellent and the prices are well priced.

$23K? Is this a brownstone or an apartment building? I hope it's not one the typical brownstones (2 family) because I'll definitely be screwed. I don't mind paying my share fair of taxes but I do want something in return such as good schools and unfortunately in JC it seesm as though we are definitely not getting our value. If I had to pay $15+ in taxes, I might as well move to the suburbs.

True but staten island is not as accessable as JC via public transportation. I'm not implying with need a AAA or AA, but a relocation of the Newark Bears which I believe is in the independent league would make complete sense to me. Again, I don't think it would happen but it would be cool if it did.

I've thought the same but I don't think it would happen. LHN definitely has space for it. The RV parking near the sandbar area is huge and that is accessable via path, lightrail and ferry from the city. I agree that I think it would draw well with restaurants and bars blocks away to get residual business. If the Brooklyn Cyclones can be successful in Coney Island, I think JC would work as well. Wishful thinking!!!

This place is great. I got takeout yesterday and the food was reallly good. Definitely can't beat the price as well...I got 2 orders of dumplings, 2 orders of noodle dishes, spring rolls and wonton noodle soup for $16. My wife, daughter and I couldn't even finish it all. I have to agree it does take a little long however I rather have them prepare to order rather than have it sitting there and re-heated. This is a great addition to the neighborhood and I hope the trend continues.

What would be great is a good BBQ restaurant like Dinosaur's up in Harlem. I wouldn't mind a good sports bar like Buffalo Wild Wings either.
