It CAN be that bad. I have a box at the UPS store in Newport. I like it because you can have packages delivered and it's not a p.o. box and the guys who work there are really nice.

$20 a person is incredibly cheap. It's 2014, minimum $40 per person.
Tipping is out of control, but tipping movers has been the convention forever.

I encountered some genius with a very large brindle, not sure what breed, but mastiff-ish, playing with it off leash on a Saturday afternoon with a park full of kids. And there was not one dog in the dog run.
I don't carry a bat but I have pepper spray and if I ever have to use it on a dog, the owner is going to get the same. I really don't know what's wrong with people.

Again, the pressure fund manages are under to meet shareholder expectations can be crushing.

That combined with little to no knowledge of the local environment and politics can have a huge impact particularly in a challenging economy. It's a little different than your average absentee landlord and alot different than most owner landlords.

It doesn't have to be negative, only time will tell, but don't you think the Lefraks and Silvermans of this world have considered the same investment? Why have they not made that investment? I don't think investing in property no matter who it is, is a bad thing, but I have to wonder if 1)the Dixon analysis isn't flawed, and 2) if it is what's the fallout going to be like?

OK, so I looked into the US Master Residential filing in Australia. It's quite interesting. Follow the link below and you can see EXACTLY what properties have been acquired (with photo) and the price, along with the property description and the expected rent for each property. They also include the expected annual yield from each property.

Here are a few of my issues:
1) Clearly as a fund manager your interest is to your share holders and maximizing yields is paramount. Every landlord wants to make money but the pressure super high here. I'm not sure I'd want to be a tenant in one of these properties if there's a problem. Do they have a proper management company, are they fixing problems correctly?
2) Australians investing in these properties are investing [u]retirement monies. This is clear from their own website. I don't think this is a Ponzi scheme like the David Lerner REITs (and is currently under investigation AND being sued by FINRA) but REITS are not suitable for retirement money. I'm sorry, it's a huge bet on the economy and no matter how bullish you are, it's inappropriate for retirement funds.
3) Emphasis on "ESTIMATED" yields. As foreigners are they relying on information they are getting from people with their own agenda? How do you estimate yields in Jersey City without knowing how the reval will effect you? I'm sure part of the attraction to the properties in JC was low taxes, as most of the JC properties seem pretty low end (sorry if that offends anyone). That could change in the blink of an eye.
4) The expected rents for the Hoboken and Park Slope properties seem a little high, but who knows it could be attainable.
5) I don't care for the terminology on the website, i.e. they are "targeting" Hudson County. Also, in the You Tube video Dixon calls Hudson County the "island across from Manhattan". Yeah, he probably just misspoke but it does make you wonder.

Go to all the websites, watch the You Tubes and then you can decide if the intention seems honorable or not. That's all. Time will tell.

I knew the price was high but coming from Manhattan it didn't seem so bad. I priced vets on Long Island. They were cheaper but since they didn't have any records on the dog you have to bring them in for a physical, it started adding up and didn't seem worth it.
I don't know if I'll do it again anyway. She's 8 now and tiny and I feel that anesthesia is a bigger risk now than it used to be.

When I lived in Manhattan I used Dr. Mary Xanthos and I loved her too, but it was really expensive.

I use Downtown vets now. I like them but it's revolving door vets so nobody gets to know your dog. I've had my dog's teeth cleaned their twice and it was $900 each time and she's tiny. There were no major extractions. If I had a car I would go somewhere else, but if you need someone downtown they are good.

The current infrastructure, water mains, PATH, can barely support the current population. I'm not sure how awesome it will be. In theory the new development is great, but when you have to leave at 7:00 am for a 9:00am job on Wall St because you'll never get in a train otherwise, it loses some of it's luster.

And the natives are being priced out of their own city. Survival of the fittest has its downside.

Why anyone would vote for any of the "clowns" on the Healy ticket is beyond me. I am not voting for any Healy sponsored candidate or any incumbent. How many people from the same administration have to be arrested before people stop voting for the same crooks?
As for the Chase candidate? You've got to be kidding. Voting for someone from the country's leader in predatory lending? Seriously? It makes sense she's on the Healy ticket - another clown for the clown car.

Lots of places put buses in operation when there are service failures for a variety of reasons, the LIRR, for example has tons of interuptions and manages to get shuttles up and running quickly, and not just in the "posh" areas.
Never occurred to me that Hoboken-ers were somehow more priveliged and posh or Downtowners were "extra - special" somehow. It just seems like the transportation authorities, both NJ and PA could somehow manage to make accommodations for displaced commuters, wherever they might be, Hoboken, Downtown, Heights..... given a reasonable period of time.

In the mean time I will haul my priveliged butt to JSQ and try to find a bus. How did this become about class warfare?

I would love to know as well. apparently there's a 125 bus from Journal Square to Port Authority. It says exact fare required. I can't tell if the fare is $3.20 or $4.25. Then from Port Authority you need to buy a ticket, NO cash on the way back. No clue if you can purchase tickets at Journal Square or if you need cash.

Then I saw a Coach Bus schedule, also from JSQ to Port Authority, yet I don't believe I've ever seen one of those. Fact or fiction? hmmmmm nobody knows.

I live on 7th between Brunswick and Division and I have personally witnessed the woman who delivers the mail on the weekend skipping every other house and muttering to herself about how miserable she is and "what bullshit (her words) this is". Calling the JC post office is useless, they are a well known disgrace.
It's late tonight, but I am going to find out who the postmaster is for the region and try to contact them. I'll post the info here when I get it.
Don't be afraid, be angry.

I live on Seventh too and the mail has been spotty the past few weeks. For the past few Saturdays we have had the same woman delivering mail. She basically delivers to every other house and expects the houses she actually delivers to to distribute the mail to the other houses. You think I am making this up? Nope, I've been giving mail out all week. When I moved here 5 years ago I got a box at the UPS store. Smartest thing I ever did.
The Jersey City post office is a disgrace, pure and simple.

That didn't quite come out the way I wanted. It sounds bad, but we have a very neighborhoody neighborhood and have a sense of who's a stranger and who isn't.

Is there some profiling involved? Nix the profiling and try common sense, that's all I'm asking.

I'm just an advocate of shame. Shaming your neighbors into picking up dog poop is not only fun, it's generally very effective. Granted, this method is easier to implement with your skinny girl neighbors than giant pitbull owning men. Feel free to call me sexist.

I live on 7th St and there is this woman who lets her chihauhau crap everywhere. We called her out on it because there are some nice plantings around some of the trees. So next thing you know one of the neighbors bust her letting her dog crap on one of the trees that has no plantings around it. She goes "it's just a tree!". Next time I pick up the crap myself and leave it on the stoop with a note "It's just a stoop!".

There was another break in during the past few days at 347 7th St.
If you see anything strange going on, or people who don't look like they belong, please call the cops. The blocks between Monmounth and division can be very quiet during the day. If you feel funny calling 911, call the non emergency number 201-547-5477.

The cops will never be able to catch these people without help from the neighbors.

I work there too and they suck for some things and are ok for others. They're SUPPOSED to detect fraud. All the fees you pay are supposed to go for decent technology. At least in part. Don't forget that. If you get sick off fees there are alternatives. I work there and bank with ING.

Trying to sell a one bedroom is miserable I can't imagine a studio. Figure out how much you can rent it for though, versus the mortgage and maintenance. This way if you outgrow it you still have a rental property. Not all tenants suck. A little due diligence goes a long way.
