I strongly suggest you get an attorney indeed, if you haven't got one. You have 3 working days to change your mind post contract. Your attorney will usually send a letter to the seller attorney stipulating that the sale is contingent upon the property passing the inspection and the buyer finding a mortgage based on similarly appraised value. This usually offers you some levy. If the property is in good shape, is within your estimated appraised value, then there is no reason to hold and the seller could make your life difficult. If there are general issues with the property or the bank appraisal significantly deviates from the contract value, then your attorney should be able to pull you off that deal.

FYI. Parking for the fireworks by the zeppelin parking lot - from grand street take a turn on jersey avenue towards the foot bridge and turn left at the end. No idea about capacity though so you may come early.

I can confirm that LSP is closed, could not passively run there. Some people decided to toss aside one of the barriers leading to the north marina. An encouraging sign from the populace?

I was caught in the deluge near EWR on the way home, it was definitely not pleasant.. You could literally see streams of water falling off the sky. Glad it was not too bad in town.

1.5-2.5" predicted tonight: clean your street corner drains, they are full of debris from the previous storm! I saw countless plastic bottles and doggy bags hanging in there walking yesterday, I did my part cleaning.

Indeed, below is one of them by the same author. I guess the difference is related to what we are learning here about how they do it (gerrymandering, I had no idea about that) and because it was related to a person with a higher position to exert influence. The tactics are the same, the people are distributed across the political spectrum, whatever works within a state/city administration.

Let's use this opportunity to reform the law for EB5 and H1B. One can argue out of factual criteria for both, e.g. having to demonstrate impact on ALL districts for the former if you (are allowed to) apply this methodology, and increasing the annual wage for the latter.

If I am not misguided, the interest for developers of doing rentals is for tax reason. Postponing the sale for several years allows to get a smaller property tax and, when selling, moving the profits to long term capital gains - at lower rate. As times goes, developers will eventually put their units on the market which should temper the current rise - which is also fueled by the stock market. The situation might be quite different a few years down the road...

You mean that the tax would skyrocket AFTER the abatement expires right? If this is the case then Dixon banked on the delayed reval to keep taxes low for a while but it should not prevent their properties from being reassessed and them paying a higher rate right post-reval. They could refuse to have their properties visited and argue out of partial renovation paperwork (if they did so) but I am sure it would backfire considering they have rented many of them and people know what's inside. The goal for Dixon as part of the HCA maybe to cool people down post-reval and get as much info on people's properties to do the right appeals if they can. At this point my position on them has turned to neutral.

Nothing better than circulating information...: can rcjcinsider point out a listing of Dixon properties (address/date acquired) to watch out post november assessments? Also, are properties on the receiving end of 5 years abatements excluded from the reval inspections?

Too bad, they were making great progress.. but I am not surprised looking at 139, if this is the section just before passing JFK it looks like there is indeed quite a bit of structural consolidation to be done there. The plus side is that thereafter we will be DONE!

I was at the Nimbus Dance event yesterday. Very unique, detailed and physical choreographies in interesting music arrangements. The stage lighting truly made them shine. This is a great venue for JC productions, I will be back!

I asked this question some time ago. The answer someone provided as I recall is exactly as you suggested, that it would take some time to reach accurate pricing because of seller denial. I would assume though, that there must be some retrospective analysis of tax impact on values across the country that could be used for a formula to limit the increase to say 85% of the absolute number. Homeowners getting a 15% discount would feel less compelled to appeal which might take less of the city resources. I know some people will object to this based on on the difficulty of reaching a fair formula that is appropriately reflecting each city situation. It seems to me though, that if limited in scope, this proposal could gain more traction than an 5 year installment plan which has little prospect of winning imho.

Indeed. It looks like a fishing expedition where they expect the buildings to self-identify so they can decide which one meet X and Y criteria. I also received a notice years ago that I ignored. As long as you don't provide the information...

Yes I have noticed the sudden increase in traffic too. It really occurred the last 2 months. In the past I could roughly correlate this to the economy (1998-1999 and 2006-2007 were the most congested) but this year I am not sure.

Just tried Vogue. Quiches were super yummy as well as the right-out-of the-oven croissants (they have several varieties, hazelnut/chocolate, almond, coconut and even pistachios). Their coffee was also quite good although it did not beat Prato imho. Overall impression is very positive. Service was a little slow but they will get there. Choc-o-Pain has some competition but I would say they have different things so people will have more options depending on their needs.

I voted yes to both questions and I am actually more concerned by the lack of oversight of Hudson county taxes (~1/3 of property taxes bill) that represented the lion share of my property taxes increase this year. How are these guys held responsible for service efficiency?

Another reason to reject it in is that if it is built, it will become a nightmare getting in LSP on the south side. I can't imagine the backup on the turnpike.
