Not sure what's wrong with Zeppelin's execution. The food used to be atrocious, but they fixed that a year or so ago. Other than that, seems like a pretty normal beer garden, and one with a pretty solid mix of beer styles.

Exactly. Most of the restaurant openings in Manhattan these days are just too expensive to frequent. Cosme is awesome, great wine list, amazingly balanced, assertive Mexican flavors that you just don't see elsewhere. It also costs $300 for dinner for two. I don't have to live next to it to go once every six months.

The stuff opening in Brooklyn is both more aggressive/risky and way cheaper. Manhattan has bars and clubs closing right and left to make way for new Chase Banks and Starbucks. Brooklyn is getting more and more vibrant... and I'm starting to see some of that same stuff leak over here. Dale Talde was definitely signaling something by opening his stuff in DTJC, here's hoping that the trend continues.

All these discussions are a little funny because (I'm going out on a limb here) most people talking here aren't traders. There's a massive difference between a price correction, which absolutely is going on as we speak in DTJC, and a bubble.

The fact is that DTJC has been systematically underpriced compared to Manhattan, Brooklyn, and Hoboken for a few years now. When spreads like that start to tighten, they can tighten very quickly, giving the impression that there is irrational behavior going on in the market, when, in reality, the behavior is entirely rational.

Can I, or anyone, say that ONLY the former is happening, and not the latter? Of course not. Limited supply can very well cause asset bubbles, and we could be both bubbling AND correcting. But the question you have to ask yourself is whether it makes sense for luxury buildings in DTJC to trade at $500/sqft when walkups in Crown Heights are trading at $1000/sqft.

I stayed at a friend's place in 18 Park for a month, and it's definitely a mixed bag - very thin windows make both temperature and noise a massive concern. This isn't terribly uncommon in new construction rentals, it seems, but if you're facing the courtyard, you will be listening to construction noises constantly, as the buildings directly to the south get built up.

The concierge is very friendly and helpful, though; the amenity floor is nice enough; the interior design is good and the hallways are, well, uniquely Blade Runner-esque. Just make sure you're north-facing.

This argument is idiotic. H1Bs represent the best and the brightest that foreign countries have to offer, and they want to come to the U.S. and contribute to our economy, culture, and diversity. Why is that a problem, at all?

Yvonne is overstating the number of H1Bs that a major bank hires (and, yes, the process of applying for H1Bs is a huge pain in the ass, so of course they would prefer to hire citizens), and Dtjcview is probably understating, but the point is that it doesn't matter. They work hard, they pay their taxes, they contribute to the economy. Citizen or no, they're a hell of a lot more "American" than the lazy-ass who can't even be bothered to learn a salable skill and expects a good job to be handed to him because he's a citizen.

Because the "professionals" you are talking about are professional salesmen, not professional advice-givers? The job of a RE broker is to sell you something - nothing wrong with that, but I'd rather read the relatively unbiased reviews of tenants than hear the incentive-skewed opinion of a broker.

Square footage that could be used for more livable room, I guess, especially since they likely wanted to maximize their rentable area given a restricted FAR. If anything, I consider it a pretty bullish sign about DTJC real estate prices going forward, since in the past, comforts like that were a main reason people moved here - the building is obviously targeted towards younger people who are less likely to call it a dealbreaker.

My sister looked at C&Co, thought it was very nice, but there are no in-unit W/Ds, at least in the 1 bedroom units she was looking at (same price range as OP), but with a laundry room on every floor, I assume they decided to go without altogether.

Unfortunately, not really, because of the turnaround problem. They could easily run every 3 if it was a loop track like at WTC/Newark, but it would be something close to impossible to rebuild the 33rd Street station like that.

The real thing that's going to ease congestion is going to be the WTC Transportation Hub. It will require a bit of cash, but going from Grove to WTC and transferring underground to the 2/3 will be a faster trip to Penn Station than the 33rd Street PATH.

Oh, of course there's an "I live in NYC" effect that exists, but that doesn't really change my point. Brooklyn only recently became a destination onto itself, while 18 years ago, it (Park Slope) was mainly, as DTJC is in many ways now, a more liveable and less expensive yet still very close alternative to Manhattan.

There are loads of people moving to NYC over the past 5 years who would rather, all else equal, live in Billyburg than Manhattan. That sounds insane to me, and completely inconceivable 18 years ago, but things change.
