1. when the whole kit and kaboodle opens, will the platforms be any cooler?

2. it's 14 years since 9/11 and still no visible secondary exits at the uptown stations - is this on anyone's agenda or do have to wait for a tragedy. Personally, if my trip involves a transfer to the subway, I use WTC. Uptown is just for places near the stations, like Citerella, etc.

3. did kit and kaboodle make you smile? I hope so, because then I've served a useful purpose today.

I hear you. But I can see why they do it. So many people are now on sodium-restricted diets or have been told by their doctors to cut back that most chefs probably figure it's safer to underseason. It's easy enough, I suppose, to reach for the salt and pepper shakers. After NYC required restaurant chains to post calorie counts on menus, I'm hearing the next big push now is to post sodium levels. I do wonder if going after restaurants on sodium is that helpful. The way I understand it, the worst sodium offenders are the processed food companies.

I've read that too. Also, the link between sodium and hypertension is being questioned.

Fulop has exteneded two developments in which affordable was near the end of their term for tax abatements. Salem Lafayette housing abatement should have expired in 2016 but he gave that abatement another 30 years. In addition, at the last council meeting, he gave another affordable housing 6.28% payment. In the 1970s and 1980s, the city required 15% payment to the city. Since affordable housing pays one third of their income for housing, it doesn't matter what rate they are paying, it is still one third for the residents. This is a sweetheart deal to the developer. But these affordable housing are bringing in children and does not pay one dime to the board of ed. In 2013, 2,300 taxpayers went into tax lien. These were regular taxpayers without tax abatements. Affordable housing comes at cost to other taxpayers, it is a heavy expense.

Periodically, I need to look up certain words because I find their definitions hard to remember. Three of them are:

jejune
inchoate (this one I can't pronouce either)
odious (I always think of smelly)

guess which word your post caused me to look up.

This is a fair assessment. DTJC would suffer more than say Greenville, but all would suffer none the less if Abbot funding disappears. Owners of long term tax abated properties would be the only ones unaffected.

It's better to do something now than let the problem compound itself by kicking the can down the road.

Just a guess based on small sample observation, but if 'suffer' means being unable to afford one's home, DTJC might suffer much less than poorer neighborhoods. Pulling a kid out of private school, day care instead of nanny, cutting back on vacations, making a lump sum mortgage payment and refinancing are options that free up money, should taxes go up. Just a guess...

Freedom, under our great nation, is the ability to choose one's own life so long as it doesn't affect another. The color of your door, curvature of the window or type of railing doesn't affect anyone else.

Long live true freedom - where you can maintain your property without the neighborhood busybody weighing in on the color of your door. Where you can drive your Louis Vuitton (sp?) plastered car and while your neighbors may find it hideous, they can respect you for doing your own thing, to your own property and not affecting them in any material way.

Freedom. Eroding every day.

Curious - where did you buy that affords you the same amenities as living in a DTJC historic district but w/o restrictions?

Decrease the number of children in the schools by building affordable housing in the suburbs. And please, don't respond with the bullsh!t that "they" wouldn't fit in, blah, blah. At one time "they" were Catholics and Jews, now "they" are Asians.

So, I have been watching the single family market in dwntn for the past couple of months. Here's what I saw. (I might have missed others.)

Only one sold, 614 Jersey Av, listed for $999, now pending.

Two were taken off the market, for whatever reason.
656 Jersey, about $1.6m
332 York, $1.7m

Two reduced prices.
243 Marin from $2m to $1.6
12 Mercer from $1.8 to $1.67

There are a few others that are still out in the market for the same price, but doesn't seem to be selling as quickly as 614 Jersey, which was listed for less than $1m.

Seems to me like there's a cooling off. Maybe there was pent up demand last year and early this year, but buildings are not being snapped up at the prices they are asking now. Maybe the condo market is a different story, but supply is definitely looking greater than demand in the single family market.

I was told that 36 Erie, an OZ property was sold. The gut renovation is not even completed. How do you follow the market? I used to live in an historic district in Columbus, OH., realtors had lists of potential buyers, so just using public information was not enough to get a full picture. Here, I sold a building on 5th St. about 7 years ago - full price in one week. Doubt that anything other than realtors note in window reached the general public.

Right, and as Somerman mentioned it's not just the young desiring to live in urban areas.

Indeed - it's just an anecdote, but I've talked with a number of boomer-aged family friends about their plans to downsize to places like Weehawken or Edgewater in the next couple years. They don't quite want the full city experience of living in Manhattan, Hoboken, or DTJC, but they want proximity to the restaurants and arts that bring them into the city without the two hour drive.

Exactly. But, the point raised by ianmac47 is definitely true. There is no doubt an increased "reverse" exodus happening with people flocking to cities (the trend can be seen all over the country, not just in our area) but the point he was making is that a good part of the increase in real estate value is actually due to tech sector people being flush with cash and willing to pay inflated prices. If you were to factor out that money from the market (not really possible, since it would be speculation to arrive at a number, etc) I am sure you would still an increase in values (a natural result of increased demand) but the increase would not be as steep as it is now. You have kids coming out of college, or perhaps with a few years of experience since finishing school, that command 6 figure salaries. It's a great industry: fun and exciting, with great salaries, and ever expanding. If you were to conduct a survey of the young residents in any of the local luxury buildings, I am sure a good portion of them are in the IT industry.

Here's a factor that I've never read about; inheritance and gifts. I can honestly say that I don't know anyone who didn't get money from their family towards buying a home. Use to be that you signed a statement as part of a mortgage app. that no part of the downpayment was borrowed. Not any more, I've been told. Right now I can give $14,000 a year to a child or other relative with IRS blessing. Three or four years and that becomes an interesting sum. If I croak, some relatives will be rich. It happens often - grandparents, parents, aunts and uncles. How is this accumulated generational wealth accounted for in real estate pricing models? Anyone?

try design within reach and Natuzzi

A lot of those pieces were definitely sourced from DWR. I have always found the name to be a bit of a misnomer, as most people that are not familiar with the store seem to walk in expecting "good prices" and are immediately shocked by the sticker prices on everything. That Eames chair and ottoman (that seems to have become the new status piece you find on all staged apartments for filmings, photo shoots, etc) will set you back 5K. A nice desk from them will set you back two or three grand. Cool store, and very neat designs that incorporate retro looks. Just make sure you have some serious bank when you walk into the store.

Natuzzi is also very good, and expensive. After all, you are looking at Italian leather furniture. Try BoConcept, as well. Also expensive, but they have some cool, retro designs, that are also modern.

The other great things sold at DWR are recliners that don't look like you inherited them from your grandmama. I have the Flight lounge chair which I picked up for under 2K during a warehouse sale. The other is called the Thayer Coggin Recliner. Get on their mailing list. Once I went the day before and they gave me a 20% discount instead of the 25% I would have gotten during the sale. Well worth it; sales are incredibly crowded.

Maybe they are trying to attract ex-Italians and have sentimentally priced the rent in lire?

A lot of the furniture is from Knoll and Herman Miller. If you're serious, you might start at the DWR outlet in Seacaucus. FYI, Knoll is having a sale on home office furniture - 15% off and free delivery. Some of the pieces are sold by MOMA (Eames Lounge Chair and otto, for example) and are sometimes offered at 20% off to members.

What a surprise. Councilman Fulop says one thing (very loudly), Mayor Fulop does another.
i figured it would only be a matter of time before fulop turned into healy II...why does this project need a 20 -year abatements...doesn't his guidelines state 10-15?

Have we reached a point where granting abatements is considered SOP and that denial could result in a lawsuit that the city could lose? Downtown JC has changed from a cheap hooker to a desirable courtesan. Developers should be paying us. (sorry for the sexist analogy, if you can come up with a better one, please share).

I've lived here for about 7 years and haven't once had to schlep miles away for food. There are 4 large grocery stores downtown (not sure if any are closing with the A&P bankruptcy), Key Foods and multiple bodegas etc.

How is 4 large grocery stores not convenient? Should we have one every block? Add in Fresh Direct and Pea Pod and I can't imagine a scenario where getting groceries is an issue.

As for the PATH, no doubt it can be bad, but the alternative is oftne NJ Transit. I know which one I prefer.

Totally agree with you. As a retired senior citizen (I prefer Elder Hottie) I find the neighborhood very in sync with my current needs and think that some suburban empty nesters would too. Walkability, amenities, access to Manhattan, etc. can't be beat if you can live in a 'luxury' building with a car an elevator ride away. The idea of locking a door and taking a month long vacation is awfully appealing when there is no house to worry about. If older people start moving in, I think, the price of two or three bedroom condos will be significantly
impacted. Just you wait.

As for the claim that low inventories were found in many areas, it's actually the opposite. Your statement is true for our area, which is "unique". Across the country, the issue is the complete opposite: there was TOO MUCH inventory. Most (all?) economists agree on this point: the glut of housing has dragged the recession and it is what kept all of this going for so long. Too much housing that the market couldn't absorb.
