Other counties, like Monmouth, conduct annual reassessments. The pro for such is as you noted. The con is the administrative costs to doing such each year may be de minimus,i.e. tax assessors are year-round employees & are not contracted out.

As for another reval next year/12 months later ....For Jersey City & the 1/2 dozen other municipalities in the same boat, the State should have made a one-time exception to the law to allow for a phased-in revaluation to prevent such a disruptive event like going on now.

That is, sure, pre-val, folks may be "subsidizing" the many downtowners, but when properties become tax delinquent or foreclosure, (or reassessed lower 12 months later due to much higher taxes), the rest of the city, including those originally benefiting form the reval with lower assessments, will end up paying for the shortfall in the tax levy. Tax shocks are never good for all taxpayers.

But the abaters do pay the city and the city cuts a check to the school district out of its commingled funds which contain tax abatement $. Abatements do pay for education and other city services.

There are teachers that pay the district to work in Oklahoma. That is their take home pay does not cover their health insurance contribution/premium. Many work multiple pt jobs. When a new Walmart opens, OK school principals fear their teachers will be recruited away

Tax = Value x Rate

Jersey City's 20 year tax abatements typically step-up in 5 year increments 20%/40%/60%/80%/100%, as a percentage of the property's assessed or "true value". That is, every 5 years your abatement tax will increase, with the first 5 years paying approx 20% of the tax it normally would w/o the abatement. That is the Rate part of the equation above (super/over simplified).

If your abatement agreement considers reassessments, then it could go up even more, much like when the property is sold to a new owner and its value has increased. That is the Value part of the equation above.

The details are contained in the tax abatement agreement, which likely differs for each property (much commonality, but some derivation for each). You should be able to access it form your condo's (master) agreement.

Yes, there are also weekday meets - typically one on a weekday and another on a weekend. The weekday event is mostly local and against another single H.S. in the district. Weekends are either local or remote, much bigger events/meets requiring travel by bus.

Our weekday practices (workouts) were shorter in duration than the ball sports - football, baseball, basketball, lacrosse, etc. Less time commitment. My hardest/most demanding workouts, 16 x 400 meters (speed) or an 11 mile run (endurance) is typically over in just over an hour and a half including stretching, warmups, cooldowns, puking yer guts out, etc.. There's only so much running/training you can do for a running event. And the McNair runners definitely do not train more than that - I know their woman's team coach. As for time management, I was busy a he// but managed my time very well.

That was the norm for all public high schools when I ran x-cross country (fall) and track (winter & spring) in public school many years ago. Those who ran did just that sports activity. However, it did not stop me from participating in other school activities, year-round part-time work, nor competing in running road race events.

Overwhelming, is that so? As a former LCCS parent, your assertion is factually incorrect. The student demographics are fairly close to the overall demographics for jersey city. For instance, it is easy enough to look-up, even prior to posting here (!):

Academics and athletics aside, as someone who lived many years around the corner of St. Peter's Prep, and know of quite a few of its alumni, what stands out most to me is that they enter the school as a boys and leave 4 years later as gentlemen. The character building is a definite plus xfactor.

If your TV is not hanging from the wall, you could place a small fan discreetly behind it to keep it from overheating. I've done such successfully for TVs, computers, and printers.

The Baseball Mafia is a completely different topic. I agree with your sentiment. It's not worth the trouble to fight them. In time the neighborhood demographics will change - likely to become more diverse and parents are only interested in Little League while their kids are young. Besides, isn't the 2nd street ball field slated or condo development? (I do recall commenting here about it; am too lazy look up) .

That said, there are still plenty of ball fields & courts (tennis & bb)throughout the city, already that folks do not have to wait in line to access.

I am surely in the minority, but I would wish for the city to have a velodrome like it once did before.

Not really. If he really cared about the ONE baseball field, then he would have addressed it by contacting the rec dept director, writing to council, mayor, etc. Instead of trolling here with slipshot responses. The reason it has remained that way is no one else cared that much and for good reason. There are plenty of available baseball fields in the city, including one blocks away, much closer than LSP. Adding another does not make sense. Folks rather play ball than battle beauracracy or as he puts it the mafia.

It seems there's only 2x as much as JC claims it has parkland, though I have no idea where these 189 claimed park acres are, most of our parks are tiny when you exclude state and County parks.

If we have such a wealth of ballfields then we can convert the ones DT to multi-use like HP right? There's over 10k new homes being built DT and no significant new parks planned. 4 acres in Liberty N and less than 2 acres up on Coles are all I know about. I really don't follow your reasoning, do you? If you are going to exclude county parks, then why not state parks, too.
Why not propose building a sports stadium instead in LSP? You know every other big city in America has one, why not Jersey City.


As for 10k new homes, it's not like the parks are hidden or were removed after they will make their purchase. Those folks are choosing to live in an urban environment - a tradeoff for proximity (NYC) versus green space. Those who wish to play field/court sports have plenty of public city & county facilities in Jersey City to play - at nearly anytime/not wait in line. Don't take my word for it - surely there will be buyers for all 10k units and still no wait lists for the sports fields.

There is already more than sufficient supply for such. Ample supply/capacity in fact. Berry Lane Park, a big city park, is newly opened and will easily accommodate the additional the 10k.

What is not in close proximity is the type of green space contained in LSP. Outside of LSP, you need to travel far for the next closest state park. Adding more fence-less space for LSP is a Good Thing Indeed, especially for the state's **most visited** state park.

Washington Park has plenty of recreational capacity, as in courts & fields that are often free/unused. Additionally, immediately across the street from this park is another municipal park and sports field, (in Union City).

You conveniently overlooked my post detailing Ed "Faa" Ford and the newly constructed and very large Berry Lane park sports fields located a stone''s throw from LSP. Additionally, there is also Lincoln Park, Pershing Field, and Washington Park, that all have ball fields, athletic facilities - all very large muni/county parks, located in Jersey City.

Then there's Fisk park, Colgate park, as well as many smaller parks, peppered throughout the city that have basketball, tennis courts, etc.

Jersey City is roughly the same size as Manhattan in square miles - actually slightly smaller. You mention Central Park - unlike that great park - Jersey City's park sports facilities do not have a wait list/signup requirement to use. Quite the opposite.

That is, to add more sports/athletic fields to a LSP is a waste. There is already a sufficient amount of supply to meet demand. Actually much more.

Like I mentioned before the State does not do sports fields. Unlike your "located in communities hypothesis", many of the state parks are located in remote rural(ish) parts of the State.
You'd have leave Hudson County to figure that out and travel a significant distance to see firsthand at another/next state park. The Division of Parks & __Forestry__ have an excellent website (and iOS app) that will tell you all about the state parks, including their amenities, like here:

What the urban area needs is more of what is proposed - natural landscapes and land preservation. That is what NJ State Parks are all about and is in much less supply in Hudson County.

It is a state park. There is no state park in NJ that has many sports fields. Jersey City just opened a new park with lots of sports facilities not far from LSP - berry lane park. And there is another off Caven Point rd, not far from LSP.

The cameras are in addition to or replace ones already there. I bet those voicing "a little dissent", here, are unlikely to have ever set foot in that area and the reason for such is the very same reason the city has installed the cameras.

Yes, indeed, the 2017 AMT is a very relevant detail. Another is if taxes are paid by a bank out of mortgage escrow which will be the situation for many property owners.

You will be penalized with AMT if the total dollar amount of deductions is too large. That is, if you deduct too much, some of it is pulled back/recaptured with AMT.

As for AMT calculations, the IRS form you use is a hot steaming messy pile of you-know-what. I always relied on tax software to perform the Byzantine calculations. AMT was intended to ensure the rich, high income paid some tax. The rules, formulas, etc. were never adjusted for inflation/income growth, so decades later it has been a scourge for middle income tax payers. That is, one deducts their very high state and local taxes paid, living in a high tax/high cost of living state, and by way of AMT rules, one is penalized (IMHO) with paying even more (federal) taxes because you paid too much state & local taxes. It is really asinine.

I stiill stand by comments that it is too premature to know if one can benefit by paying early both with the tax code itself and when the prez will sign the bill into law. One may save on fed taxes, but if wrong it is a big opportunity cost especially how the financial markets have bullishly performed.

No mention of nor is it about illegality, but rather limiting your federal tax payment by paying your local taxes now to get the bigger tax deduction.....that is assuming it is permissable under the new federal tax code. I doubt many of the fed legislators read ALL of the hundreds of pages of legislation bwfore voting, so who else would have parse out all of the details post vote in such a short amount of time to know if such is feasible ?!?
