Rental Update from the frontlines. Not the BS you hear in the NY Times or from the debby downers on this board.

This weekend I just rented 2 of my own (moderatley renovated) approx 600 sq ft 1 brs for just under $1000 per month in the heights heat and hotewater inc. Its closer to JSQ. I showed 3 times saturday and got 2 takers. In the "good market" I was getting slightly over $1000. they arent even vacant until march 31st.

as a realtor representing the owner I just rented a 1 br ogden condo apartment for $1400 approx 750 sq ft. sep utilities.I showed it to 2 people. the 1st person called back and took it the next day. landlord paid the 1 month fee.

last month I rented one of my 1 br in the heights for almost $1100 near lightrail with sep utilities. approx 650 sq ft. fairly renovated.

2 months ago I rented one of my a 4 br 3 bath luxury units with parking for $2700 in the heights with sep utilities.

Everyone relax,The rental market is fine if you are priced right.

you probably have a case.....although I had a tenant who swore when he left the unit it was in same condition as when he moved in. lets just say it was a brand new apartment, new everything when he moved out everything was old looking. the tub especially was stained for ever. It was evident he didnt clean once in 2 years. I kept his deposit....ill see him in court. I also am threatening to sue for damages beyond wear and tear.

He showed complete lack of respect for the apartment

Let the free markets take care of the illegal immigaration problem. No need for fences and border guards. Although, Im sure obama will put some bogus pork in the next plan to give every illegal $80-$100 per day on top of the free medical coverage.

Its not illegal to ask for additional rent. Its illegal to ask for additional security deposit. Realtors can ask for any type of fee they want as well.

If someone has bad credit and they are denied with a formal denial letter from the realtor , property manager or landlord its completely legal.

At that point you can say i'll still rent you the apartment although you were denied or if the potential tenant asked to waive the credit check.

as far as 60 day notice, It might not hold up in court but its not illegal.

Whatever union its is the steam fitters, plumbers etc etc.

If anyone is really questioning the corrupt relationship between unions and politicians you should just your put head back in the sand.

This backflow program is complete B.S. If anything the City should pick up the tab.

the nationwide sprinkler initiative and this local backlflow preventor scam is being pushed by these unions and politicians. Thats a fact.

I love how the city sends a 1 page letter that doesnt explain squat but helay just sent a 4 page color brochure about how great JCPD is under his watch.

get this bafoon out.

I should have put a disclaimer that I have an uncanny ability to judge people.

There is a huge pool of workers form other countries with no credit history but good IT jobs etc.

Lets just say I own 40 plus apartments and havent had to do an eviction in over 2 years. They also never pay late.
I have great tenants. Only bad tenats I ever have are ones I inherit from a previous landlord.

other landlords I know go 3 plus months because they look for the perfect tenant.

Borris you absolutely have to have a thoroughly cleaned apartment that has a fresh coat of paint. I figured you already did that.

Wibbit hows your rental track record. Wibbit you strike me as someone that is very well read and has become a self-proclaimed expert in a lot of fields but has never actually stepped on the field.

Are you one of those guys at a Yankee game telling Jeter how to swing the bat too?

A month is not long for an apartment to rent. even in good markets I sometimes would go 6-8 weeks to rent units.

If it sits for another month i'd be a little worried. Is it as nice as you say?

Here are some of my tricks. Some i can't divulge

1. Craigslist: as i'm sure you already know, this is a great way to spead the word, If someone calls try and show it as soon as they want to see it.

2. I am not a stickler for credit checks. I tell tenants if they give last months rent in addition to the 1.5 month security upfront and we can avoid the credit check.I do make sure they have a decent job on the books. Non-payment Rental evictions in NJ are cake.

3. I give what I call the Flex-Lease. Its a month to month lease with a minimum 60 day notice. Yesterday, I just slam dunked a tenant for a 1 br for $1400 per month in the heights.

. That reminds me of a few months back when I was at the County Clerks office filing a condo master deed.

one of the city employees (older dopey guy) says to the woman behind the desk, "just what we need another condo building in Jersey City)

I kept my mouth shut but of course inside was laughing at this brainless zombie.

Don't these nitwits realize that condo owners give the most to the city and take the least.

Most but not all condo owners are either single. childless or put their children in private school. They also pay the highest property taxes per sq ft in the city. they also put more into the local economy ie shopping, dining etc.

often times these condo owners live in converted /renovated lower income rental buildings where as previously it was occupied by a family of 8plus living in the apartment. these families are usually on section 8 or some type of govt assistance and dont pay any taxes but use the schools.Not to mention the need for increased police force and prisons and other burdens placed on the tax payers by this disfunctional welfare system.

Its us, the taxpayers that picks up the tab coming and going. .

FYI im not a condo owner but I do know condos are better than the alternative.

This is just another case of govt pretending to look out for the citizens but are actually screwing us. No question the plumbers union is giving kickbacks to the local politicians to create work.

A similiar situation is happening on a national level.

The iron workers union is lobbying for sprinkler systems in every multifamily building in the entire country.

They are teaming up with the fire chiefs , mayors etc to push for it on a city , state and ultimately national level.

sounds great on paper but it costs hundreds of thousands for landlords already faced with increased costs and rent regulations.

What the politicians arent telling the tenants(the ones they are looking out for.. wink wink) is that its a capital improvement and the tenants will ultimately pick up the bill.

I say if politicians want to pass these laws thats fine but the state should have to give fixed rate loans to the landlords,associations etc, (stimulus $$$ ?) im sure obama can somehow say it will create jobs) and allow the landlord to pass along the capital improvement to the tenant.

not to mention how many bars, restaurants and businesses will be forced to close down or pass the cost on to the customers. Its already happening in the states that have passed this.

Also since all buildings will be sprinkled, I guess we wont need such a large fire dept. That should save the tax payers a bundle.

Once the fire dept unions get wind of that........

wow those are low rents. soon 1 brs will be going for $500 downtown !

I just got $975 for a studio in the heights sep utilities. I also got $1090 for a 1 br no upgrades also in the heights.
I must be a great salesman.

It is taking a little longer to rent though and I do see prices coming down a bit more.

It has to do with the fact that we are being choked by unions, corrupt politicians and one of the highest welfare populations in the country. Do the math, we are as close to a scoailist state as there is in the U.S. for now atleast.

Healthcare reform to an extent I agree with but this just wont work.

I have never said real estate doesn't go down. as a matter of fact I alway tell my ney sayer friends that in 7 years my entire portfolio could be worth a dollar but if the rents are coming in I dont care, As long as it doubles in 10-15 yrs im a happy camper.

It's actually the best time to buy in a long time. obtaining the financing is the tough part. home prices are down and rates are extremely low.

If you're priced right and have the right property manager / realtor listing the property you should be fine.

Landlords need to pick up the full months fee. Penny wise pound foolish. 3 months vacancy because you won't pick up the fee is just stupid.

I only have 1 vacancy in the area and thats because the tenant didnt give 30 days notice. Luckily he has 1.5 months security dep.


The Jersey City market is still way less expensive than the other boroughs.

What i'm seeing is alot of people from manhattan moving to downtown jc and hoboken and some downtown jcers and hobekenites moving to the heights etc.

thats what i've seen atleast

Yes alot of affleunt whites , (particularly irish) young adults do misbehave and make fools of themselves , but I think its a stretch to compare their behavior to the participants of the puerto rican day parade. There is no comaparison.

ok heres some ideas to deter crime.


1. an ankle tracking device that also acts as a shock collar. it will go off if 2 convicted felons with these devices get to close to each other or if a petafile gets within a certain distance of schools etc.

2. lets join the 40 other states that allow the right to carry.
Unlike other states NJ can lead the way in gun safety by having mandatory strict testing for all carrying civilians and make them carry gun insurance. it would be a great tax revenue for a state that loves to tax the life out of us.

3. mandatory death penalty for any 1st degree murder. I dont care if it doesnt deter crime. little chance of a dead man escaping jail.

how many were in the group? does it mention it any where?

Bottom line only way to reduce these crimes is stricter curfew enforcement and eliminated groups of more than 3 to walk together.

Also I am all for random stops of these groups of teens. Ask them if they have weapons, drugs or any warrants. Watch crime drop.
