You're assuming a lot and that is a dangerous thing. By reading what people say on JC LIST? Or absolutely first hand information? If it's first hand information there is always a bias. I'm just saying, JCLIST isn't the first place I'd go for unbiased undouchy uncomplaining information. Where you don't patronize, dozens will but exerting the energy to complain isn't helping you or the business you want to patronize, go there and start spending your money instead of just putting down a new business with posts upon posts. Best of luck giving your money elsewhere. It's all good if it's going in to JC businesses.

Had a similar problem with a parking lot having an alarm bell ring everytime a vehicle left the exit (to warn pedestrians) but it went on all night. Wife wrote a nice, short letter, dropped it off with a cc at the bottom to the management company and end of problem.

Speaking from experience, if you own any floor it is the CA's responsibility if the roof on the top unit goes and if the basement floods. Just because the first unit may be a basement unit doesn't make the first unit responsible for paying for the sumps. It's draining the foundation. What you may encounter however is an ignorant CA who assumes the first floor should be responsible and a first floor that takes on much more because of this - but ultimately everyone is responsible.

Had to endure new schedule this weekend but was smart about it and read the schedule first so I wouldn't have to wait, something I used to not care about when trains were more frequent. The train I was on stalled due to signal problems and I was held on the train between stations for 20 minutes.

I practically rebuilt my first floor and I'm telling you - even the employees at the DTHD were telling me, "boy you got to go to the 440!"

If gutted and redone means new sump pump systems, generator, exit piping all done in overkill, if the property isn't pitched towards your home, if your neighbors have hard core systems (sometimes half the battle is that they haven't got the systems in place and you take on their water)....you have a first floor (above your basement) to keep your real estate above water - but think about WHY they renovated and ran for under market value.

Totally agree. Wish I had it in me to stay. I didn't. I got prime $$ for my property. The people who moved in are a great addition to the neighborhood and appreciate the work I did and I sold it knowing I didn't flood. I protected my family but didn't have it in me to try again the next storm that comes my way. I have another kid on the way, it was too much. But loved the people, the 'hood and the potential of the 'hood started happening just as we sold. And not gonna lie, the corruption in the city and what I paid in taxes pissed me off.

I wish I knew where this inaccurate data is coming from. I can't speak for anywhere else, but 7th & Coles did not have street flooding. Sewer, sure. But it didn't rise into the streets.

I agree with moobycow. We did everything properly and were okay during both major storms. We lived near the area you are looking to buy. But we spent craploads in overkill flood avoidance, lol, including a generator, sump pump systems, exit piping plans, seasonal maintenance, alarm systems to warn us, troubleshooting when sumps don't work, they aren't perfect and we spent a lot of our time humbled by if we didn't know how to troubleshoot a battery back up system not working, a generator not starting, a sump pipe shifting etc., we'd be in trouble when it counted. Nothing was without work, research, $$$$ for the cost of peace of mind every time it rains. And insurance covered nothing. First floor? Equals basement. Basement? Equals coverage for the bare minimum. Invest in dehumidifiers, triple back up sump systems, generator and don't go away during heavy rains or you may just come home to a failed sump or sewage back up in the tub...sorry to be a downer. I did everything to the obsessed distraction to avoid flooding and it all was worth it. But it came at the price of me never sleeping well during a heavy rain because it was a fight every time, I can't control the sewage system, high tides, full moons, climate change...I gave up, sold and the new people are fantastic, prepared for it, know what they're getting in to - and better yet? Didn't lose years off their life making it Fort Knox. They bought it ready and should never flood if they maintain the systems properly. It pooped me and I travelled too much, have a kid and a dog - it was all too much to think of wife with my child in tow checking all the sumps when I'm gone during the rain season. My neighbors all prepared the same and it pooped them. Three of us moved almost all at the same time....but sold easily, as there are people wanting to move in and like the fact they are moving in to places already with generator & sumps etc.

I wish you luck, but please, please, please really consider the level of responsibility you are in for, the stress it may create for your family. I needed garden to let the dog run out and private space for my little one. But moving was the greatest stress lifter.

If the answer is no, then perhaps look elsewhere...living and owning regardless of the systems you put in place will have you hoping those systems are working during flood warnings when you aren't there and those 100 year floods are coming more and more frequently. New wood floors don't cup and buckle right away either and don't most places in the DT area have a sump system in place? Isn't that building in DTJC 101? If they haven't, I'd ask yourself if they didn't add one to show the home with more square footage (a basement sump pit these days when developers are having these basements sell as living space would reduce useable square footage) and to let installing a sump pit be your problem.

Living here isn't for the weak at heart.

Hey listen, I have bitched plenty about the Path myself. But performance-wise, it compares pretty favorably when compared with similar systems. IGTM was horrible. The only other Greek place is here in Greenville, over on MLK called "Crazy Greek" but it wont do anyone downtown any good because their hours are awful. They close at 2PM right after lunch, but they are the real deal when comes to good food at a great value.

Yup, not gonna lie, I was bitter many-a-time ordering from them the cost vs. quantity was a rip off. My wife sometimes called them to argue the insult we had getting a greek salad for eleven bucks that was mainly salad, limited everything else that defines it as greek. I would try and politely remind the wife that we know what rip-off we're getting in to buying it, as it's the same rip-off everytime but I needed my greek fix...but alas, she wanted to make her point.

I only ask because we have called their number during their open hours of operation to get delivery and they haven't answered twice this week we've tried. It rings for a very long time and goes to a generic voice mail. I haven't driven, walked or rode by lately to find out and wondered if I should keep my hopes up I'll eventually get greek again or if they've gone out of business?

New Jersey is so entrenched in this kind of corrupt crap it seems normal to these generations of families who have been greasing their palms to pay for their hot tubs and deck extensions on the Jersey Shore thanks to fat white envelopes. Everyone is on the take. I worry how Fulop will get anything done when the union underlings who have to take direction from him have to do it for their salary. There will be a lot of bitter people in office that will slow things up just because what, "doing my job without the payouts?". Just look at the Permit offices after each FBI raid, they are bitter and resentful as they have to "play by the book" and can't because how can they support their lifestyles without the cash so it eventually has the corruption seep out again.

I wonder how Fulop will deal with these people if he gets in? You expect them all to suddenly buck up and work for a bi-weekly pay check? Gulp.
