Increased Taxes - This isn't an issue if I want a bigger place I a going to pay more taxes.
Increased Maintenance - See above

I'm estimating the actual construction at $200,000, I think this is a rough cost as I'd probably do one bathroom and then add a bedroom and some closets.
Permit Fees - This indeed will cost something, but lets call it 10% of the construction costs, which I think is high but lets say $20,000
Architect Fees - Again assuming 10% of construction $20,000
Lawyers -Lets say this includes paying off my neighbors too and we come to $60,000.

All in I'm at $300,000 lets add 10% for contingency 330k Looking at places similar in size in my neighborhood, and again this is all relative because there aren't many/any 3200 sqft 4bed condos downtown. But if you use the closest comps 1mil is a conservative estimate. I'd be into my place for significantly less. Even if I'm off by another 30% I'm still ahead of the curve.

I appreciate hearing about your experience, and like I said I don't even know if it can be done. The economics of it though would appear to work out in my favor.

Speaking very frankly and without malice, if you were in my building and if I were on the board, I would oppose your plan and recommend other building owners vote against it. The reason is very simple. There is almost no upside for the other owners but plenty of (potentially costly) downside. While the additional floor would enhance your unit's value, I don't see how it would improve the building as a whole or other units.

We had a similar situation at a previous building lived in, and I was on the board. One of the owners wanted to expand his unit. A 15-minute phone conversation with the HOA's lawyer convinced me this was a bad idea. While expanding outward on a ground floor unit in this case isn't as drastic as adding an entire floor, it is nonetheless major construction - and that always carries risk of damage to the building and other units. The unit owner, of course, will assume all responsibility for damage, but let's say something goes horribly wrong and he's now on the hook for five or six figures in damages. He's a middle class owner and simply doesn't have the means to make things right. Sure, the other owners can band together and sue, but that costs thousands upfront to retain a lawyer. You can even win a judgment against the owner, but any decent lawyer will tell you winning a judgment and actually collecting on it are two completely different things. You could file a lien on the condo unit, but get in line because your claim comes behind any claim the mortgage lender and the lender for this ambitious home improvement might have on the property.

One compromise might be to offer a hefty sum in escrow to deal with any potential damage to the building and other units. It'll depend on the size of the building I can't imagine anything less than $20k-$30k for a small building. Even if you were to get this additional floor built, do you really want to be put in a position where your neighbors will blame you for every crack in the wall and other problem that shows up down the road? It may not be related to your construction, but I guarantee you, human nature being what it is, there will be people saying "Well, I never had this problem until you built your addition on the roof." There is a reason why people generally don't build additions to condos. Save that for a single-family home.

Luckily in the end, we weren't put in a position of having to say "no" to our neighbor. He abandoned the idea and decided to simply buy a bigger place once he realistically priced the actual cost. On top of construction, the cost for the lawyer(s), engineer and architect meant the total outlay far exceeded any financial sense as well as his credit line. Then there was the emotional cost of time and aggravation.

What I would like to move into doesn't seem to exist, or is seldom for sale Downtown. Moving out of JC however is an option.

I realize it inconveniences people but to be blunt, there are so few people that I'm inconveniencing, that I'm sure I could pay for the compliance. It will inevitably bring value to other peoples homes which is also a plus.

I don't live in the historic district, so that isn't an issue. Setting aside the condo board situation, which I'm reasonably confident I can overcome. Where do I start in a move like this?

As for the frequency with which it is done, I think that it is something that will become more common as JC actually grows and becomes a more desirable place to live. Families need more space, and this is one way to create it.

I appreciate all the comments and I'm just looking for ideas on how to proceed.

I live in a small condo building. I live on the top floor of said building. What would I need to do to add a floor to my existing condo? Is this something that is done in JC? Is this really hard to do?

Also, what order would I need to do such a thing? Do I get approval from the other owners first? Then have an architect/builder draw something up. Then get approval from the city or state to change the deed which I assume is necessary. Thanks a ton!

It is scarey stuff I walk by here most mornings between 8:30 & 9am. I've often thought that it was not properly setup to prevent such an accident.

Could you please provide the list of the other downtown businesses you represent, so I can stop visiting them as well. This is a foolish way to stifle competition.

Do you also dislike the picnic benches in the plaza because they give some one an additional place to sit, they could *gasp* buy food from anywhere else and sit and eat it there. Those picnic benches probably don't pay taxes or rent either. They do live in JC though.

However, our problem with the SID is not your problem. The question is, even if it was run by someone else, why would it be wrong to allow the food court to continue? Let me explain.

1. The food trucks and table vendors represent predatory and unfair competition. How can I say this? It's pretty simple. When we open a restaurant we have to invest hundreds of thousands if not millions of dollars. We then have to pay astronomical rents to be close to Grove Plaza. We pay high taxes and fees to Jersey City. The food trucks and table vendors have none of these costs. They pay a small fee and get to parachute in during the busiest hours of the day, the dinner rush. (They can stay away during the slow times.) So, their cost advantage is huge. Imagine running a business where your competitors minimum-wage could be half of yours. That's what this is like. It's completely unfair.

2. Brick-and-mortar stores like ours make an immense contribution to the Jersey City economy. The food trucks and table vendors do not. Fully two thirds of the vendors at the Grove Plaza farmers market are from outside of Jersey City. They haven't built out any restaurants or hired any local contractors. They pay no rent to downtown landlords. They employ no Jersey City residents. They pay almost none of the Jersey City taxes and fees that we pay. Of the 10 vendors at Grove Plaza that are from Jersey City, only four of them have actually built brick-and-mortar establishments. None of them have done so in the pricey downtown area. So even they have a huge cost advantage over us.

3. We are all for fair competition. Several of you have mentioned the opening of Porta next door to Two Boots. I welcome them. They have invested millions in a beautiful new space. They are competing with me fairly. When Roman Nose opened, they took a bite out of my sales. But I welcomed them also. They are nice guys and serve good food. But, as I explained above, a food truck or a guy selling from the table from southern New Jersey or Brooklyn is simply not fair competition.

4. An empanada eaten does hurt pizza sales. Consumers prize above all else, convenience. If you can grab some food the moment you emerge from the Path station and you're hungry, you'll do so. Some people might say "no, I want pizza and I'll walk the half block." Many won't though. That's just human nature. But it's even worse for others. Just last night, at the City Council meeting, the owner of Ibby's testified as to how he now has two competitors at Grove Plaza selling falafel and hummus. Imagine, this is a guy that took the step of investing in Jersey City 20 years ago and makes some of the best food you could ever want and he's losing sales to vendors from outside of Jersey City Who are in effect given a huge subsidy by the Special Improvement District when they are allowed to sell at the best location in Jersey City. This simply is not right.

5. Jeff Favia clearly has many detractors here. I cannot comment as to some of the claims that have been made. I don't know Jeff well enough. What I can say is that he invested approximately $3 million in one of the nicest looking restaurants in Jersey City and has immeasurably improved the way the plaza looks. What if a Hooters had gone in there? I think his views need to be taken
seriously.

Finally, as to Two Boots, we have tried to contribute in every way possible to Jersey City. We are a consistent supporter of numerous neighborhood organizations including ArtHouse, the Boys and Girls Club, WBGO and local schools. When two buildings burned down on Manila last year, we were the first to offer our space for a fundraiser for the occupants who were burned out. I know other businesses are similarly generous. These are things that food trucks and vendors from tables simply will not give to Jersey City. It's another reason why it's so important that everybody support brick-and-mortar businesses.

If we give it time, we will get all of the restaurants we want. But so long as there are tables and food trucks at Grove Plaza restauranteurs will be less likely to build. I know everyone loves convenience. But convenience has costs.

Do you want to further expand upon the notion that this Farmers Market is hurting you business and you would like to see the city government reduce your competition. I can tell you I'm pretty bummed to see you guys attached to something like this and I won't be ordering pizza from you any longer because of it, I was ordering no less then twice a month before. I would urge you to reconsider your attack on the market, being attached to anything the Bistro owner is involved in is a real bad idea.

I did it a few years ago and it is a tedious and messy process. The end result though really made my apartment look nicer. I also was only about 80% sure there was a brick wall beneath but took the shot anyways. Good luck!

Long story short the pizza vita guy tried to organize a boycott of the farmers market when he didn't get his way. The organizers said see you later. I believe a couple other vendors were pushed out with them because they sided with the pizza vita dude.

The Columbus/Grove St. intersection is unintuitive. The light changes for the cars going north but the ped crossing signal stays halted until the southbound light changes(I might have my directions reversed but this is the gist). The northbound cars must turn east or west on Columbus and I think this is the cause for the delay. The pedestrians expect the signal to change with the light and start crossing just a hair early. It then creates a backup because the northbound cars have the right of way but people are in the cross walk. I think if you put the crossing sign on when the lights initially changes you would improve pedestrian safety and not really affect the traffic. The alternative would be to have an all stops and let everyone cross without dealing with the traffic. I've made this crossing frequently and I still have to fight the urge to start walking when the lights change. Anyway it is a nightmare intersection that I try to avoid.

So isn't someone entitled to know about a felony DUI, I think it is pertinent, it shows a blatant disregard for others and more then likely you are a moron because you got behind the wheel numerous times driving drunk? I'm not sure I would want that person doing any work for me even if it is planting bulbs in my garden because they could surely screw that up, and while the results aren't as high stakes as DUI why should I pay for someone to f'up my garden? No they were blocking me from exiting. While I realize I don't own the street, the driveway is worthless if I can't get in and out of it. It is legal as well. I have that documented from the city.

I spoke to the Jersey City Parking Authority today, as I had sent them a check to have lines repainted, the guy on the phone said it was BS about the hour wait and they will tow the guy immediately if they are preventing me from leaving. The guy issuing the summons the first time told me it was an hour wait.

We had lines on the street before marking it as no parking, but they were paved over in November-ish. The paving company was supposed to repaint them but considering they haven't done the crosswalks I'm skeptical they are ever going to get to my driveway.

Towing from a legal driveway

We had to have someone towed from our LEGAL driveway the other day. It totally screwed up my schedule as I had to get somewhere by car.

My question is, why doesn't the parking authority tow them at the first call, when they are parked illegally? You have to call them out, they issue a summons, and then an hour after the summons is issued they will come back and tow the offending vehicle. Which in reality by the time you call they show up and then the tow truck shows up it's been close to 3 hours and anyone who has a busy schedule is screwed.

I've had it a couple times down at Exchange Place. I really like it. The sandwiches are huge and the Mediterranean is really good. The owner seems like a nice guy, he said he lives in JC. Best of luck to him, and the more trucks the merrier.

I work for a small market data company in Jersey City. If someone from the Jersey City Public library would want a market data terminal for the library, I'll be able to get a few login's for no cost. I love Uber. I have a friend who comes over from Hoboken and the week before Uber was available she took a cab he charged her $16 to go up around 10th and Jefferson. She has taken Uber ever since and it's never more then $7 and it is always prompt and a clean car.

This is probably the first time in history that buy a taxi medallion isn't as sure fire a winning bet. I wonder about those guys that just dropped 500k on the new medallions in JC.
