I hope you have a support system in place, friends, family and a good lawyer to handle those thing you can't or are emotionally unable to take care of, to help you through this difficult time.
Having gone through this same thing I can understand the emotion roller coaster you are experiencing.

The PATH is not the only option into NYC, while it is the fastest and most convenient there are also busses that go into NYC from here.

If this is the place that was disscussed last year on this forum reducing the price to 6.5M won't help sell it. For that price you can have an incredible place in Manhattan.

It's still a crappy building in bad location that this person invested too much money into.

I've used Sernios on Communipaw, they do good work and are honest, not the cheapest but they won't cheat you and they won't charge for an estimate.

There are no artists in Soho, there hasn't been any artists living there for at least 10-15 years, they were priced out long ago. Many of them are living in Williamsburg or in the outer boroughs. Many of the galleries have also moved as well.

In the past she had admitted that her rent is lower that what others are paying and I'll wouldn't be surprised if the major funding for her site is from the same source. You could open an "upscale" dollar store, the place has big windows facing the street! You're in the right neighborhood, near Newark Ave all you need is a cheap sign with lots of gold mylar on it and cheap plastic products on the sidewalk. Target watch out!

If I had $9m to spend on housing I'd buy a mansion in Bernardsville and have cash left over to pay for a staff to maintain the place for me. I wouldn't spend it in JC, what are the RE taxes on a $9m assessment? ouch!

Check the financials of the building, how much is in the reserve fund, and how is it funded, if its low watch out, the fund for the monthly operating expenses, condition of the buildings infrastructure, water pipes, electrical system, elevators, roof, I think it has brick as part of the exterior facing, when was the last time it was repointed?
Percentage of investors to owner occupied units, if there is a higher percentage of investors you will have a hard time getting a mortgage. There are lots of things to watch out for in an older buiding especially one that started as lower income rental housing.

I was on the Beacon website, they will have their own restaurant, grocery store, screening room and other amenities. If these are actually built they will be a gated isolated community. They probably will get in their cars and go to Shoprite, Target, Home Depot and Whole Foods in Edgewater.
