I've had mothers push strollers in front of me against the light! I once had someone flip me off for beeping him after he stopped dead in the crosswalk to think about something. I try my best to give pedestrians their right of way when it's their turn, but it's hopeless to expect the same given our "confrontation is cool" culture.


I'm glad I'm not the only one this happens to, I've seen people look up at the light to see it turn green for the traffic then step off the curb and try to cross the street, I don't wait for these people to cross, they can run across the street if they want but I won't slow down.
It's worse in Hoboken where many pedestrians feel they own the streets no matter what the traffic signals say.

There's a former church structure from the early 1800s in GV that was converted to a coop, I think it's on 12th or 13th street btwn 6th & 7th ave. The alternative to the conversion was a teardown. This preserved the structure and provided a new use which was better than watching it fall apart from lack of use.

Interfering with a view is nothing compared with the subblocking and shadow-creating aspect of these structures that also isolate the city from the waterfront. Unfortunately, the visionary urban planner has long since been a thing of the past.


Views are never guaranteed anywhere whether your in NYC or JC, unless you own the land where your view is. You are very naive if you think you view will last forever.

You better get used to it, on another site I counted 44+ residential construction projects that are proposed or in progress in JC. For better or worse this is the future of JC, not the 99 cent stores, no area stays static, change is always going on, jc can only get better for everyone.

I think you need to contact a RE lawyer, one that specializes in coops and condos. Perhaps a group of owners could share the costs and provide stronger direction for the management of your building.

JC has a memorial dedicated to the residents of JC who had died on 9/11. It is by the water facing the site of the WTC near Exchange Place, it has their names inscribed on it.

I've worked on the manufacturing side of large and small businesses and I've seen what the Cost of Goods are for many types of products. Many businesses have high mark-ups, retail stores, opticians and funeral homes have at least a 100% or higher mark-up. Many places couldn't stay in business without this kind of return, its not all pure profit, rent insurance, staff salaries etc. need to be factored in.

He's asking 695K, doesn't mean he's gonna get it. A buyer would have to look at all the financials, expenses, income taxes, cost of goods and assets, etc.
Did he improve the income of the business?
Does the business income justify the asking price?

A few years ago PATH installed a second elevator and staircase in the Pavonia/Newport station, it took them 3 years and around 15-20 million dollars to complete this job.
I can't imagine why this project took so long and why it cost so much for an elevator and a staircase.

Kobricks is a wholesaler and roasts wonderful coffee, they are near the back of 700 Grove close to the Hoboken border on Marin Blvd. You can go there and buy freshly roasted coffee at retail prices.
