Re: The Future of Ocean Ave.
Home away from home
Home away from home

I'm not a resident of the area, but a rezoning of Ocean Ave would be a godsend due to the jobs it would bring. Right now there are too many expensive hoops to jump through to open a business because it's considered a residential zone.

Gentrification is a very complex and tricky issue. My thoughts are to encourage and support of all the tall yuppie towers being built downtown. Otherwise, new comers to Jersey City will be forced to look at housing in other areas of the town, which will force long term residents out as landlords chase the higher rents. My theory is the negative aspects of gentrification come from a lack of new and affordable housing. An ample supply of housing, across all income levels, should be the goal in Jersey City.

I must admit, I came in here expecting to roll my eyes after seeing this thread was started by you, Yvonne, But I must apologize for that thought. This is actually a decent enough idea.

Your real intentions is probably to embarrass the Mayor somehow, but if not, good job!

Does anyone have an unbiased article they can link to regarding this city program? I'd be interested to read more about it. The houses with the Fire Department red xs should be on any list if it means they will be renovated and occupied rather than sit vacant and blight the neighborhood.

Ok, I'll bite. If a home on the list isn't vacant and is tenant occupied, what happens next?

Very interesing! Thanks Yvonne.

I don't understand how the city can transfer the homes to JCRA if they're privately owned?

So I hear Goldman Sachs has approached the city about constructing a very tall tower on the waterfront next to their current building. Has anyone heard about this? Exciting!

I'd rather our $2 billion benefit the residents of our area, or even our state, not primarily New Yorkers. And I'd rather the benefit be one that we appreciate daily, not once or twice a year.

Except it's not our $2 billion. It's Port Authority's money. And they have a capital budget plan in place. If the PATH extension is killed, what makes you think the money will stay in New Jersey? It will most likely go to fund their next priorities on their capital budget plan.

WTC, PABT, LaGuardia... all in New York.

I still dont understand how so many people can be opposed to an extension that to me makes perfect sense. A direct link from WTC or 33rd street to the EWR Airtrain, much like the A train goes to the Airtrain in JFK. How is this a bad idea as opposed to getting off and transferring to a bus or a Nj Transit train to go one stop?

A direct link will result in WAY more Newark Airport passengers using PATH to get to NYC, rather than the bus to Port Authority, train to Penn Station, or a cab.

The PATH can barely hold the growing number of commuters that use it daily. Add plane-fuls of tourists, and you can forget about getting on an NYC-bound train at Grove Street.

A direct link will result in more passengers using PATH to get to Manhattan, and it will absolutely suck for anyone getting on at Grove during the morning rush. But PATH isn't too bad during non peak hours. It will be able to handle the influx of passengers outside of rush hour and the airport workers traveling. The move to 10 car trains from 7 on the WTC line will increase capacity by ~30%. Signalizing improvements will allow more trains to be run.

Plus the airport may open up a reverse commute. As New Jersey residents travel to New York during the morning rush hour, there will be many New Yorkers going the opposite direction to catch their flights out of Newark. The reverse flow is nowhere near capacity.

An observation - one side of the debate argues this is a duplicate service that no one will use while the other argues that PATH is overcrowded and can't handle influx of people from the airport.

On a side note - As someone stated earlier, NJ transit should start an express bus service to the Airport with just 4 stops: Newark Penn, Terminal A, B, and C.

I would prefer the money to be spent on enlarging all PATH stations to accommodate 10+ train cars. This would be a better use of existing funds.

Only NWK-WTC Path Stations can be enlarged to accommodate 10+ train cars, and that capital project is already on the books. It can't realistically be done for the 33rd line stations, and anyone that tells you otherwise is ignorant of the engineering challenges it would present.

It would terminate right at the monorail station where the trains stop.

And cheaper still is the 62 bus. I'll be giving it a try next time I'm flying out of Newark.

PATH has some serious issues, but are you really advocating against investment in a service that provides public transportation for 266,000 riders a day?

The new PATH station at Newark Airport has yet to be designed. It's also been announced that design work to replace the shitty AirTrain, which had reached the end of its useful life, is currently underway. The vision for the area includes a new transit hub connecting NJ Transit, PATH, the new AirTrain, and a small bus terminal. It could also bring economic development to the air.

Hello... There ALREADY EXISTS a bus that leaves Newark Penn Station and it goes to EWR with just a handful of stops before it gets there. And, it IS cheaper, and faster. I use it often if I am not in a hurry and choose to go by public transportation.

The bus is the #62. Depending on your terminal, your trip will take 16 to 20 minutes from the moment it leaves Newark Penn Station to when you get off at your terminal.

Timetable NJT Bus #62

That's exactly what I said! A bus from Newark Penn may be faster and cheaper. I've personally never used it, but I know it exists. I was not calming that there was no bus from Newark Penn to the airport, silly. Although, I can see how my choice of language may have been ambiguous.

Really?

$2.75 PATH train to Newark. Transfer at Newark Penn Station and pay $8.25 for a local NJ Transit train to go ONE STOP to the AirTrain station. Followed by a cumbersome transfer to the slow-moving AirTrain to the terminal buildings.

How could you say there is no problem with the above scenario? It's not a fun trip to make with luggage. My least favorite part of the transfer is waiting for a NJ Transit train that actually stops at the airport. A bus from Newark Penn could very well be cheaper and faster.

Extending PATH one more stop to the airport would be a major time saver and convenience to both airline employees and travelers, especially for anyone traveling from lower Manhattan or along the PATH lines.

Other areas?! LOL!!!

The second the PATH extension to Newark is killed, the money will go to the World Trade Center, LaGurdia Airport, new PABT or if it does stay in Jersey, the skyway bridge!

No, the $2 billion will not be reinvested in PATH If the EWR extension is killed. Let's take the extension and then gun for capacity improvements so the PA will have fast, reliable service between Manhattan and Newark Airport.

The AirTrain people move has reached the end of its useful life. This is an excellent opportunity to improve the link between PATH and the new AirTrain.

Re: Please Help Prato Bakery

There are hundreds of code violations a lot more serious in this town (like the still operating Brothels of Newark Ave that our former fire inspector was accused of accepting bribes from, per the federal indictment...). Prato just had a squeaky neighbor. The remedy should be as serious as a parking ticket. Pay a fine. Followed by applying and receiving a minor variance.

I'm curious how you folks feel about illegal dwelling units. Thousands of houses in this town are zoned for one family, but may contain 2 or 3 units. It's a much bigger infraction than Prato and its patio furniture but the city knows there are a lot of families that would be homeless if they shut them down en mass. Any renters want to admit that they live in an illegal dwelling? If you dislike your landlord, I know a way to get him in a lot of trouble but you may lose your below market rental...

To the neighbor's of Prato, enjoy the reval.

Yvonne, you're not a huge fan of more affordable housing in Jersey City. Think about all the poor people with their multiple kids that would be kicked out of this town so you could pay lower school taxes if the city enforced zoning code restrictions on single family dwellings housing multiple families.

To the neighbor, enjoy the reval.

Prato Bakery is suffering. A neighbor who lives next door to the business has placed a complaint against the bakery, stopping the preparation of a community back garden, and forcing the bakery to remove all of their tables and chairs as of this morning while the dispute is resolved. This issue places strain on the business and it threatens not only its survival, but the thriving of the community.

Prato is a lovely little neighborhood hub, in the heart of the Jersey City, that offers as uniquely warm atmosphere and is frequented by neighbors and families.

We want to ask the community to support this petition to keep Prato Bakery open, and to encourage Steve Fulop (Mayor of Jersey City) to take action in defending a small business that adds a lot of value and vibrance to a rapidly flourishing community.

(This is utterly ridiculous. This guy expanded from NYC and chose Jersey City to move his business to. He worked for a year to open this place. He is a great guy and a great addition to the JC community. Bakeries do not have a great margin to begin with - impeding business like this could be very harmful. As 3rd noted, what's the real story here?)

Dear Neighbors,

The city of Jersey City is attempting to push a new Caf? ordinance through the planning board then rubber stamp it off for a vote and adoption over then next two weeks. The city is counting on you to do nothing; they are expecting you to ignore this. Do not assume that others will speak up for you! Jersey City is OUR city so read below and consider your options.

The language in the new Caf? ordinance proposes to grant additional rights for current and future caf??s, bakeries (like Prato), restaurants, bodega?s etc., to add expanded seating inside their establishments as well as add additional seating to their storefronts and in their rear back yards!

Additionally, this new caf? ordinance will allow for an increase in the amount of ovens, exhaust systems & expanded hours of operation and become a gateway for future liquor licenses. If you are familiar with Hoboken then you will understand how badly this will affect our neighborhoods forever.

If the new ordinance passes it will affect everyone who currently lives near or around a caf?, bakery, restaurant, bodega etc., as it will not only increase foot traffic, but it will allow access for thieves, predators, pedophiles and crowds into our homes through presently off limit rear yard entry points.

The new ordinance is being forcefully pushed through by Mayor Fulop and supported by Councilwomen Osborne as a means to add dollars into city coffers by taxing businesses for this new privilege with few restrictions. I can assure that the smell of fresh bread or easy access to a croissant sounds nice but when the baker moves and a bar moves in you will quickly change your tune?.by then it will be too late!

YOU CANNOT IGNORE THIS CALL TO ACTION! YOU MUST NOT ASSUME IT WILL JUST GO AWAY?IF THE ORDINACE IS PASSED IT WILL CHANGE THE FACE OF OUR NEIGHBORHOODS AND AFFECT YOUR QUALITY OF LIFE, YOUR PROPERTY AND YOUR SAFETY FOREVER!

The time to act is NOW so if you have any desire to protect your safety, your children?s safety, your pets, your quality of life and your property then you MUST act now!

The new Cafe Ordinance is being introduced for public input on July 21st at 5:30pm at 280 Grove Street, 2nd Fl. JC.

Please show up and voice your concerns and objections so Mayor Fulop, Council Women Osborn, Zoning, the Planning Board and the rank and file of JC government hear you loud and clear.

WE CANNOT DO THIS ALONE ? WE NEED YOUR HELP T0 KEEP OUR COMMUNITES AS THEY ARE ? CLEAN, SAFE AND QUITE. KEEP OUR BACK YARDS OFF LIMITS & NUSANCE FREE AND PROTECT THE PEOPLE OF JERSEY CITY WHO WORK HARD AND ENJOY A PEACFUL EXISTANCE.

Please immediately email and/or call Mayor Fulop, Council Women Osborne and Nick Taylor in Zoning to express your displeasure with the proposed new Cafe Ordinance before Tuesday. If you cannot attend the planning board meeting on July 21st then please use the contact information below before it?s too late.

This has absolutely nothing to do with a few tables in a Bakery it has all to do with keeping back yards OFF LIMITS and keeping restrictions intact! Those of you who do not live next to a property that may become a backyard eatery try wearing the hat of someone in JC who does! It's that simple!!!

I disagree with the premise that Prato decreases the standard of living for the neighborhood. It does exactly the opposite. This whole thing was generated because a neighbor complained to the city's code enforcement department and ruined it for the rest of us. Yes, technically it did not comply with code and the neighbor was within their rights. But the city lost an awesome little cafe with an outdoor patio. That's the trade off to satisfy the neighbor. Btw, anyone remember the exact concerns the neighbor had?

Thank you, agreed it's not an Atomic Wing situation. (Has the issues with JC Building Dept. been resolved?)

Prato is more on the level of neighbors complaining about a 9-Year-Old's 'Little Free Library' bookcase for being an 'illegal accessory building' or cities that ban clotheslines from private backyard, despite it being environmentally friendly and energy-saving, because a few bougie neighbors think it's a nuisance.

At least Jersey City isn't shutting down a little girl's lemonade stand for lacking a permit. Thankfully, no pizzeria establishments along Newark Ave. sell lemonade!
