4) You will be the first to lose money if the market goes down - even worse than in DTJC. Just google how during the last crash, no one was buying in the beacon. The developers almost declared bankrupty, or did - I forget. But just google it. They couldn't give those homes away for 50% off...

5) There is always a reason why things are cheaper. There is no free lunch my friend. The beacon is substantially cheaper than other buildings and there is a reason and this case, many reasons.

Need to run some new flooring in a well used common hallway.

Existing floor is VCT tile and it gave a good 10 years worth of use - other than laying actual ceramic / porcelain tiles what is another long term durable option ?

5 blks is old hat to me, but Yuppies walking thru a crappy un gentrified part of JC with fuck all to see for a coffee and bagel while paying $1700+ for a one bedroom has proven a tough sell.

When these first opened they were so desperate for sales they ran weekly auctions for units and some ppl ended up walking away with some really nice deals.

The quality of the work inside the units is total B grade contracting, hollow framed out sheetrock walls in what may have been some rather interesting original rooms.

Location is not a comfortable walking distance to either Grove or JSQ Path.

There is ziltch in that immediate area.

Those obvious drawbacks and probably a reason why the project never took off.
