I thought you could keep the depost if the buyer walks away with no "good/legit" reason (examples of "good/legit" reason: major issues discovered during inspection, buyer couldn't get a mortgage, etc)??? Isn't that standard wording in the contract?

I also had a friend who used John Moss based on a recommendation, and was very happy with John.

Thanks for all the replies and info! Much appreciated.

We've been to chuckee Cheese's already. While my son likes it, I was more looking for the older style arcade - like the one that was shown in the old "TRON" movie, with the young Jeff Bridges (my son loves that movie, and the new one Tron Legacy too), so I was hoping to bring him to one, to experience a bit of the nostaglic.

But as I suspected, not many of those left around anymore.

By the way, does anyone know if there's one in Chinatown? I was walking around Chinatown a few years ago, and I thought I saw one there. But I can't remember on which street I had seen it (or if it's still there today).

Again, thanks for all the ideas - will look into them!!!

I thought about withholding the maintenance fees - but I read that not paying maintenance is a foreclosure-able event (even in an escrow account), as it is a first/priority lien item.

Thanks for your comments - it is good to know we're not alone in our frustration...

Did the CA reimburse you for your out-of-pocket expenses? I'm concerned that the CA won't reimburse us if we go ahead and repaired the damages inside our apartment caused by the common elements - what would be our options / leverages to press for reimbursement?

5 units in total;
the repair was already voted on during condo meetings and emails, and special assessment had been collected as well (so we have the money in the reserves for the repairs);

During this 1.5+ years, we also switched from self managed to a professional management company - I was hoping this switch would actually help push to get the repairs done faster. But now the management company is telling me their designated contractor is busy (we actually got estimates from the contractor already and all owners had approved the cost and the repair itself as well), and therefore can't set down a date for the actual repair.

I'm getting really tired of waiting, and waiting, and waiting.... and I'm the only one that keeps bugging the management company (who's not even responding to me half the time) to get this done - I guess since no one else's apartment is affected, they're not really concerned whether this gets done or not.

I just called them - all participants has to be 48" or taller, and that's usually 8 years or older.

My question for those that have been there is: do the teenagers / adults race on the same track and same time as the younger kids? Or do they separate by age while they race? I'm concerned if it will get really "rough" and scare off my kids (who's never done racing before).

Hmmm. They have kid's cars/track (slower cars) but I'm not sure if that is suitable for those under 8....let us know what you find out.

Seeking advice - dealing with condo assoc on repairs

Seeking advice on how to deal with our situation:

We have some water damage inside our apartment due to holes/ cracks in the external wall of the brownstone building. This was discovered and reported to the condo assoc back in Sept 2010.

As of today, the external repair still had not be carried out (long story), and hence we still had not repaired the internal damage.

we're starting to get VERY frustrated at the situation, and is wondering what can we do, and what can we tell the condo assoc, to get the repairs (both external and internal) done asap.

Advice would be much appreciated.

I want to switch to FIOS too, and when I typed in my address on the verizon website, I see they only offer DirectTV (along with internet and phone) - does that mean I need to install the dish on my roof / somewhere? Is this what everyone is using? Is there another, perhaps, better option? I also see "FIOS TV" and I'm wondering if thats the best.

I had my son at JC Taekwondo at one point, and had to take him out - the classes were too crowded with too many different levels in the same class. He spent half the class sitting down watching other levels train, and he was obviously bored.

It was a good location and all that, but the class structures can be improved, IMO.

You should call up your credit card company and try!!!

I had an issue with my gym one time, whose membership I pre-paid a year in advance. A year later (since the credit card charge date), I had issues with the gym not honoring the remaining months of my membership after a long freeze (due to traveling and sickness, etc). I had their agreement in email communication. I called up my credit card company, explained to them what happened. The credit card company asked me to send in the details in a letter, and I was able to get my prorated money back!!! I remember while on the call with my credit card company, once I told them it was a pre-paid one year membership, they immediately changed their reaction (they were in the middle of giving me their 90-day return / refund policy).

So I'd say - if you have the time to spare, it's worth a try with your credit card company.

Just to clarify, this is not a same sex couple, so civil union is out!

Sounds like:
- the jobless partner definitely can NOT file as a dependent on the other partner's return;
- could potentially file as "married", but seems to be very complex (since federal doesn't accept that status)

Does NJ recognize "common law marriage" or "civil union" for Opposite sex partners? I'm understand the impression that it doesn't (at least for opposite sex) - is that correct?

Does that mean a jobless partner cannot be claimed as dependent on the partner's tax return? And need to file as "single"?

What about federal tax filing?

While I don't want to get into whether ANT731 did the right / wrong thing by posting the owner's address publicly, I think everyone here is coming down too hard on her here.

While the owner's life is probably miserably now by losing his business / credit, etc, I think people here are too generous toward his behavior.

As so many of you pointed out, he is probably a good (great) guy. Nonetheless, one don't decide to go bankrupt overnight, and therefore, he was wrong to keep accepting payment from other people. Yes, some people who paid by credit card can get it back, but those people will need to spend time calling their credit card company, and go through the process in order to get money back. And even if he does plan to give the money back to everyone - why waste everyone's time by taking it in the first place, make these parents go through agony and unknown (and how many of us are not worried about our jobs and money in this economy?)?

if he does indeed plan to NOT take money that doesn't belong to him, the way he's doing it just doesn't make sense to me.

Use "201 Marin" only in "Location", and make sure "district" is selected to "Jersey City" (default is Bayonne). I was able to get many pages of results back.

Also, are all the games play in the field / sports complex at 9th and brunswick? Do they ever travel to other fields (in other words, is a car necessary for transportation in order to participate fully in the league)?
