on 3/21 the city is holding a hearing to "renegotiate" Comcast's service contract to JC. Personally I'd love to see them gone and replaced with Cablevision (or even Time Warner). not sure if that much of a change is on the table, but apparently all are invited to come and express their thoughts.

You have to go to the Zoning Board. Call the Division of City Planning or go to the City website for an application for the Zoning Board. And yes if you get permission to change it to a 3 family there is extensive fire code (sprinklers, most importantly, and I don't think just common areas but you can find out for sure with the building department) that you have to install.

yes, 2U means there are 2 units in the building. If you want to find out what you are ALLOWED to have you should call the zoning officer. They will tell you if you are allowed to add a third unit or not, depending on your location.

Can anyone tell me if there are any cafes and/or restaurants in the exchange place area that offer wifi? I know Au Bon Pain does (when it works), Van Houtte used to but not currently.

I sometimes need to use my laptop in between client visits, etc. and any suggestions would be welcome.

Is Paradise deli closed? I walked by it twice last week and from the looks of it I would swear i was out of business. But then today I saw a groupon for the place (http://www.groupon.com/r/uu824939 - not that I'd ever think of going there for a sandwich anyway, but whatever).

Anyone know if this place is actually open? THey were a good late-night emergency spot.

I had this over the weekend and was REALLY dissapointed. I had a pulled pork sandwich, baked beans, and mac & cheese.

The pulled pork was below average but edible. Instead of a smoky taste it had a "dirty" taste. Weird. The mac & cheese was good but nothing special. THe baked beans were downright inedible. I truly mean it, canned baked beans are better.

I really hope that they can somehow improve their offerings because I love BBQ but unless I hear of some real changes I will not be a return customer.

Incidentally, last year it was understood that the old Sandbar was going to reopen as a BBQ place. That never happened. Anyone know the story on that?

Thinking about it more, if is already a 3 family (by the tax and building office) you wouldn't need a variance because it already legally exists. Considering the fact that you have indicated that you DO need to go to get a variance to turn it in to 3 families... if that much is accurate then it would be equally accurate to say that you would need to add sprinklers.

Either it's LEGALLY 3 families and the lack of sprinklers is grandfathered and you don't need a variance
or
it's not legally 3 families and you need a variance and sprinklers. The two go hand-in-hand.

I can confirm that existing 3 families are not required to have sprinklers. Mine has been inspected by both the city and state. However, I'm certain that if you did a gut renovation or opened up a certain percentage of the ceilings, you'd have to install them.


Actually that's not exactly correct. IF the house was a "legal" 3-family - meaning that it was lawfully occupied as 3 units, approved that way by the building office and taxed that way by the tax collector - THEN it is "grandfathered". On the other hand if someone just decided it was 3 families and never formalized that you do need to get the sprinkers. I can tell you that MOST of the 3-family buildings in town are NOT legal. You may be lucky, who knows.

The zoning officer will tell you to go to the ZOning Board. And you'll have to request a variance. If approved, you will also have to make the building compliant with fire code which means sprinklers througout.

I'm looking for a kickboxing place that doesn't have a monthly "membership" fee. In other exercise classes I've take I have always been able to pay a "drop in fee", which is much more conducive to my odd schedule, where some months i can go a lot and other months rarely.

It is my understanding that JC Kickboxing (Monmouth St.) and JC TaeKwonDo (Newark Ave.) both have monthly fees.

Not for nothing, but the people who deal with heat are Housing Code Enforcement, and in my experience their response time on heat issues is lightening fast. Same day or within 24 hours. I've had to call them several times over the years and they have been very fast. Landlord tenant maybe should have told you who to call, but they can't do a dang thing about heat type stuff.

Why shouldn't it? Some landlords are softies, and hate to raise rents on tenants, preferring to raise it on turnover of the unit. But if the tenant stays and stays, they eventually have got to do it. I've been there....here are the + and - :

positive
1. They work well with almost any insurance
2. Super friendly
3. Fairly easy to get an appointment at your desired time

negative
1. They seem to be a bit of a sham. Is their physical therapy really that effective or aggressive for anyone who isn't elderly or recovering from a specific acute injury? Not sure, it wasn't for me.
2. The acupuncturist didn't bother to look into my condition. I told him several weeks in a row what was wrong, the medical (eastern) diagnosis/symptoms/etc., and every week I had to tell my entire story over again. If he didn't know about it he could have googled the thing and known more at a minimum.

I'd say try them and decide for yourself, first visit is always complimentary there.
