Hello - I moved from the city and have been really enjoying the area. I was big on going out in the east village/LES so I think I know what you're looking for and this area would suit you well.

Dixon Mills for me seemed too much like a college dorm but if you're looking to meet people and create a sort of community type of atmosphere it is worth taking a look.

As for a car, I havent had one and been doing just fine. Everything is within walking distance, even the home depot and the target. If you need a car there is always zipcar.

Places I like to visit:
Breakfast/brunch - Beechwood Cafe
Lunch - taquaria
Dinner - Satis Bistro
Favorite: pho at Nha Trang

For nightlife, I would do a walk starting from the beer garden, then to the few bars on grove, up newark and end your night at lucky 7's. That will give you a general idea of what is around however there are plenty of other bars off the beaten path.

Good luck on your search!

It is a very safe area for city living. You definitely would not need to get a cab home late night.

I really do not understand why this is a big deal. What's wrong with crackheads and a little fist fight every once in a while?

the block is not all that bad.. I can understand if you're moving in from the suburbs but besites that basketball court on mercer, its a not a bad block. The proximity from the path, markets, bars, restaurants..it's the best place to live in downtown jc IMO.

the block is not bad at all...yes the blue building across the st is ugly but if that is the reason why you dont want to buy there is stupid. The entire block has been transforming even in the last few months and if I had the money I'd buy in a second. Wait until the world trade center subway hub is done, that place will double in value.

I live next to the park and is why I have earplugs next to my bed.

I've called the police on them a couple times when my patients is really tested. The park is supposed to close at 10 but no one monitors it and kids play out there all night.

Yea, whats up with that? I always thought there had to be some sort of physical requirement for police officers.

I think the education requirement is at a min elementary school diploma.

JC2010 - used him about 6 months ago for a 1br condo.

If you dont like him, there are many other options out there. 400 is on the high side, I'm sure you can negotiate.

Dont let the first time tax credit force you into buying. When you think about it, taking your time and finding the right home for you far exceeds saving that 2-3% on the home.

I dont want this type of establishment anywhere near my home.

I used John Moss too, nice guy.

He was on time and wrote a very good thorough report. I was very satisfied and he charges a fair price. I would recommend him to anyone.

Define Irish pub.

When I think pub I just think of a dive bar. Theres O'connell's on Montgomery, iron monkey or lucky 7s or barrow bar... Whats the difference? Does it have to have to serve hot pastrami and bangers and mash to be a pub?

What is the reason for the split? Problems with management company? Costs?

If its the cost, I always think it's better to shell out those few extra bucks bc you're bound to have issues with one another and you want that third party to be there to settle those disputes.

That is unfortunate you feel that way. And though you are somewhat right, it?s still a developing city and I am hopeful it will one day have as many options as a Portland.

But I?d much rather live here and be next to the greatest city than live off the grid and be surrounded by 800 hicks for ?good options for food and drinks?

Brewster - couldnt agree more.

I made the mistake of putting a down payment. Then they feel like they can do whatever they want bc you're locked in. Stupid move on my part.

Try Walter Burns http://blog.livingonthehudson.com/

He is in Hoboken and concentrates on hudson county. Good guy. I always think it's important to get along with your RE agent, but more importantly they need to understand the market and have their sht together. You wont have any complaints.

Boken - Zigolini's? That place is a standard nyc salad/sandwich shop and the only reason why people go is the location and its quick and easy. If it wasnt in that little square, no one would go.

I wouldnt mind a chipotle, would be a good sign of the development of the city plus its delicious.

I was talking about laimdozer, not you.

YOU are going completely off topic to try to make me look bad. Which is fine, but let's stay on topic here.

The yuppie is not my enemy. I make a decent penny, work for a hedge fund and own my own apt. So in a way, I can be considered a yuppie.

The problem I have is people like you who think you are better than others bc you worked hard, took the right path in life and landed that great corporate job. No one cares about you even if you started to work for yourself and have your own book of clients in whatever the hell you do.

The fact of the matter is, you are not helping this community with your nose up your own ass. Same can be said to some of these "thugs"

I am not a mean person. I just don?t have sympathy for people like you.

And my ten people pay taxes too.

You are right about NYC, but the people who live there actually go out talk to their representatives, write letters, and talk to board members instead of crying on msg forums. Have you ever lived in the east village or the lower east side? It?s still loud as hell, and if you cant deal with the noise, you move.

You?re right about Hoboken, but I wasn?t sure what are you complaining about, the loud noise or the possibility of getting shot down in front of your home? and what if I told you I was a 26 yr Caucasian male? would I still be considered a racist?

My 10 people that contribute nothing to society do not mug people thank you very much.

I dont need to watch my mouth. I make judgements about you from what you say in this forum. Just the fact that you always need to explain yourself says enough. get over it, get over yourself, your not going to earn a medal. You worked hard for your money, we get it. So do the rest of us so we can choose to get drunk, talk like we're in a rap video and and act like a fool next to you next time your're at the bier garden.

1stStGuy ?Until we see more robberies/assaults taking place in front of the bar, there wont be an increase in police presence. If its just people being loud and drunk, hey?you?re in a city, you live near a bar, what do you expect? I said this before and will say it again, if it?s too loud, you have the option to move. If you bought, you?re SOL. Maybe you should?ve done some more research before buying.

LaimDozer ? that?s a great outlook. You provided us with a lot of intelligent thought on this topic.

Glitter Queen ? have you ever been to Hoboken on the weekends? Almost everyone in the bars there drove in and are in their 20?s, if you are ok with that scene, go there. You see just as much fighting, broken bottles on streets and people screaming at night. But it?s ok bc they are young and white so a lot less threatening.

TommyC ? I?d rather have 10 drunk minorities that contribute nothing in society in this city than have one of you. You are whats wrong with this country and people like you I cannot stand. You think too highly of yourself and that the world owes you something bc of that. Let me tell you that you?re no better than the bum asking for some change on the streets bc your ass will be rotting 6 feet under just like he will. (fyi - that is not a threat, just a fact that everyone will eventually die)

tommy - so whats your solution? get all the black and hispanics (who have a higher percentage of committing a crime - according to your research) and push em out of downtown? The world would be such a greater place for you, I mean us.
